There is a Minute sound monitor installed - this records the level of sound (does not record the actual sounds) Check-in is strictly only between the hours of 16.00 and 20.00, and by arrangement with your host. ***PLEASE DO NOT BOOK IF THESE CHECK-IN TIMES DON'T SUIT YOU*** Official photo ID, eg a passport, requires to be shown on checking in for each person in the group who are to be staying. Guests are permitted one allocated parking space in a shared garage, your host will give you access to the parking on check-in (it's not available before check-in) and the permit to be used when parked there. Both fob and permit must be returned to the flat prior to departure. Please note that all guests must arrange their arrival with the host at least 48 hours before their check-in date. Please note the lead guest must be 30 years and older. Payment before arrival via credit or debit card is required In common with all holiday rentals in Scotland, bookings for all stays will only be allowed to go ahead if Edinburgh Council continue to grant us a license to operate. This is strictly a peaceful, no parties flat. There is a Minut sound monitor installed - this records the level of sound (does not record the actual sounds) A damage deposit of GBP 200 is required. This is charged 14 days before arrival and will be collected by credit card. You should be reimbursed within 14 days subject to satisfactory inspection following departure.Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. This property does not accommodate bachelor(ette) or similar parties. Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Payment before arrival by bank transfer is required. The property will contact you after you book to provide instructions. Guests under the age of 18 can only check in with a parent or official guardian. A deposit may be required at the property.

"A perfect, convenient base for a US family's Edinburgh marathon — great location, efficient stay."

We stayed at The Botanist in May 2026 while our family was in Edinburgh for the marathon, and it was a great base for the trip. The location is hard to beat since we were within easy reach of everything, both for race-day logistics and for general sightseeing around the Old Town. There's also a grocery shop right downstairs, which was incredibly convenient for grabbing essentials without having to go far. As visitors from the US, we really appreciated the welcome tour of the apartment from Harry, who walked us through the facilities and showed us how to use the appliances. That little bit of extra help made settling in so much easier and was a lovely touch. Highly recommend, and we'd happily stay again.

"Great apartment close to all the main sites in Edinburgh. Would stay again."

The apartment felt like a home and was very comfortable. It was spacious enough for a family of four and had everything you needed for a stay. The location was towards the bottom of The Royal Mile (very close to bbc Scotland and the Parliament) and Edinburgh is hilly so you have to walk uphill towards the attractions - however everything is downhill on the way back and I did feel fitter after our stay! You could walk to all the local attractions. There is a small Tesco next door and the apartment had everything needed to make meals in the apartment if needed. Next door there is a great Indian if you don’t fancy cooking and don’t want to walk into the main town. I would recommend the property to others and would stay again.

The tap in the en-suite needs fixing as it is very hard to fully turn off - and possibly the radiator in the main room needs looking at as it never got that hot. However these didn’t affect our stay and I’m sure they will be fixed.

Lovely comfortable apartment in a great location with secure parking. Easy walking distance to the Royal Mile. Harry met us on arrival, he was very friendly, the check in process was very straight forward.
