LICENSED SHORT TERM LET PROPERTY Upon check out, please ensure you take all of your personal items with you as regrettably, any left items to be posted back to you will incur a £10.00 administration fee plus cost of postage. Lost items will be disposed of one week after your departure date inclusive. Please note that all rubbish/recycling must be removed from the apartment on or before departure. Regrettably, non-conformity will incur an administration charge of £20.00 deducted from the security deposit. Please ensure you do not lose the property keys or lock yourself out of the property. A replacement key fee of £10.00 will be charged in the event of lost keys and a call out charge of £40.00 will be applied if it is necessary for a member of staff to retrieve keys or replace them. Maximum number of two guests staying at the property must not be exceeded. Please be advised that the apartment is located on the 2nd floor and can only be accessed by stairs. Visitor Levy (Edinburgh)
 - 5% (capped at 5 consecutive nights). In accordance with legislation introduced by the City of Edinburgh Council, a visitor levy applies to overnight stays in Edinburgh for check in dates on or after 24th July 2026. We confirm that the advertised price of your accommodation includes standard UK VAT and all mandatory taxes. Any fee due to the local authority is absorbed by our business and remitted directly by us. The Visitor Levy (Edinburgh) is not charged as an additional fee to guests. The levy may not be shown as a separate line item on your booking confirmation or invoice. Should the rate or application of the visitor levy change, we reserve the right to adjust our prices accordingly. 1. The visitor levy is subject to ongoing regulatory guidance and may change in scope or rate. 2. No additional payment relating to the visitor levy will be requested after booking.This property does not accommodate bachelor(ette) or similar parties. A deposit may be required at the property.

"Charming 1br in a lovely location"

It was lovely! Honestly a gem to have a 1br apartment. And all the little extras were much appreciated: the chocolates, tea, little bottle of wine, etc. Hot water worked fine. Roof terrace was amazing. Bed was super comfortable. Location is ideal for Old Town and walking to New town and to the train station.

There were only 2 things I didn’t like: having to be concerned with taking out my own trash before I check out, and not being able to enter the apartment until 5pm on the day of my arrival. Even if I was able to get in by 4 it would have made a huge difference. After a red eye flight from the USA, by 4pm I was about to pass out. I could hardly function.

"Great option for visiting Edinburgh"

Location was great, near shops, transportation and city sights. The extras provided were terrific such as soaps, spices and even a small bottle of wine.

The towels could use improvement.

"Perfect location in Edinburgh"

Location, location, location! On the Royal Mile, 10 minute walk from Waverly Station. Spacious, comfortable apartment. Very responsive owners. Convenience store on the corner. Restaurants everywhere. We would return in a minute!

Be aware that the apartment is a third floor walkup. Not a problem for us, but good to know

"I would highly recommend this apartment if you can manage the stair situation."

Some breakfast items were available and were appreciated. The location was perfect for us, minutes from the train(Waverly), and right off the Royal mile, on the lower end.

We were unable to figure out how to work the stove. The two flights of steps could be challenging, we’re in our late 70’s and after a full day of walking and site seeing they were daunting. The stairs area is quite dirty and grim, doesn’t make a good first impression. However, once in the apartment it was perfect and relaxing.
