Location for our purposes, a family wedding in town. Close to station for one of us. Cleanliness and comfort. Quietness.

For four of us it was bearable, but for six it would be insufficient; ie not enough crockery, glasses and cutlery, and only 4 chairs. No mirror or sink plug in en-suite.
