Nette en ruim apartement. In de buurt van Rome en andere leuke dorpjes. Vriendelijke host.

The location was lovely, just 45 minutes outside of Rome and very peaceful. We enjoyed our stay and the owners were very responsive and wonderful.

Everything, accomodation is perfect for people who loves peace and nature (and have dog) ! Accessible staff. With car (30min to Parking on Saxa Rubra-Flaminio) + train (14min) : total 45min from Center of Rome... 10min from Nepi (gelato La Dolce Vita... ) and Castel Sant'Elia (Santuario...). We would like to come back.

Very little - The outer property could be considered somewhat decent, albeit not very accessible, Gazebo area dirty, Grimes, and broken. The place could have had potential if it was well kept or as described. Good from a far, but far from good. The dog and cats were nice

It felt very much like a complete bait and switch in terms of the pictures, description, and "reviews" of the listing. What was most offensive was the abhorrent treatment, gaslighting, poor "customer service", and the profit-driven/shady attitude of the host. A massive puddle from a leaky fridge, which I slipped in and injured myself x2, and spills from an oddly placed shower/construction all contributed to the complete disregard of safety considerations. Non-functional & inadequate necessities: Broken toilet (flush & seat!). The bathroom/shower was filthy, was no shower gel, hand soap, shampoo/conditioner, except for a broken quarter-filled "all in one" soap dispenser and 1x dusty 1-ply toilet paper roll. The place smelled terrible, bug filled, very unclean/cobb webs, dirty/ stained pillow cases & sheets, limited towels that were rough & musty. There were disgusting and nauseating dust bunnies everywhere, and ant/bug poison pellets all over (careful if you plan to bring children & animals). Overall, was unclean, unchecked, and unprepared for guests. The road was very bumpy, dangerous, and there was nothing around, so getting to and from was very inconvenient. In addition, the host was extremely disrespectful, avoidant, even harassing me afterward! We expressed our concerns at time of check-in live & via msg. She didn't respond nor provide timely solutions, nor acknowledgement. At 8am, we heard gun shots, and I slipped again from the massive pools of water, again no response (knows of issues and lives across the street). At 10am we had enough and left & contact booking.com. They also had trouble getting in touch with her: refused to deal with the issues take accountability. Responds 2 day after w/inflammatory comments & decides not to refund the stay or the 3 days we didn't stay. In trying to escalate the issues she blamed us for inconveniencing her, and loss...

The choice of accommodation was perfect. A very quiet and pleasant location, only 40 km outside of Rome, my expectations were 100%. I was very surprised by the swimming pool with salt water and the beautiful garden, but the biggest surprise was Mrs. Olivia - who showed us Italian warmth and willingness to help with car rental and transfer to Ciampino airport for a great price!

Our hostess was super kind and attentive to every request we had. The place is in a rural and not central area and we enjoyed the nature around. It is suitable for those who like the atmosphere of the village.
