"New buildings may be ok, but currently not comfortable."

Reasonable location, perhaps ok for Kazbegi.

Room old and tired, and borderline clean. Chaos everywhere outside of the room - construction debris and materials. Construction workers right outside the door/window, so could not open window.

"A lovely guesthouse"

The owners don't speak English but are very friendly & generous. The room is very clean. The bed and pillows are comfortable. The shower has good hotwater with a good flow. It is located within walking distance of restaurants. We were able to make tea and coffee whenever we wanted.

The shower had no curtain and sprayed water into the bathroom floor. The central heating didn't come on until 9 pm so it was. bit cold
