Kitchen area where you have breakfast has a lovely view out across the university botanic gardens and a small balcony you can sit on to read a book. It's an ideal location to walk in to historic heart of town. Great coffee and teas for breakfast with juice, brioche, bread, jams and some ham and cheese too. We stayed in a lovely spacious room.

Breakfast, amazing view, and terrace from Breakfast room, staff was very good and friendly, great location. The bathroom was amazing, although I was nervous about the 2 steps leading to the bathroom.

The staff was very polite and friendly. The room was clean, comfortable and specious. Good value for money.

Nothing, everything was on a high level.

Location, hosts and view. We spent evenings on the terrace staring out at the beautiful Tuscan countryside and watching bats flutter around. Perfect hosts loved it.

Beds were a little hard.

Not only was the room amazing with a spectacular view but the host went above and beyond sending us recommendations for restaurants,shops, and route for the train the next day. Loved it and will be returning!

Everything was amazing! Parking in the garage house is maybe too expensive (they give you discount), but worth it. Great location, amazing views, great, big and clean room, comfortable beds.. And really amazing breakfast room.
