The owners greeted me in German - and they made me breakfast every morning. They have a nice little terrace with a view to the city. A bit of a walk (~10 minutes from the train station, ~20 minutes from city center).

No A/C, but a couple of fans. And there was a barking dog somewhere close; barked a lot at night. A cute dog though 😅

Sehr nette Vermieter. Die Verständigung ist gut, da der Sohn des Hauses deutsch spricht. Der Balkon ist super und man hat ihn für sich, wenn das andere Zimmer nicht vermietet ist.

Comfortable stay with breakfast to explore Kutaisi and the surrounding nature. Liked the garden with vegetation that provides a shadow to hide from the hot sun (visted in summer) and the view from the balcony is nice. Hosts are extremely friendly.

The host Rezo son was kind to help us with one of the luggage.

Sadly, this was the worst part of our otherwise great trip to Georgia. *Room comfort was extremely poor:* The bed and wooden floor squeaked so much that even a small move woke everyone up. There was a connecting door to another guest room, which added more noise. The sheet didn’t even cover the mattress properly, and there was *no air-conditioning*. With temperatures in July and no proper ventilation (the only window was above the bed and couldn't fully open), sleeping was almost impossible—unless you're used to very warm, stuffy rooms. *Bathroom issues:* Strong odor, and both the sink and shower caused flooding, making the entire bathroom wet after each use. *The most frustrating part was the broken agreement on refund.* After we shared how uncomfortable the first night was, the host agreed to refund the second night (minus fees). We booked another hotel based on that promise and checked out early. Only after we left, she informed us there would be no refund at all. It felt unfair and dishonest. We were also encouraged to cancel the booking early, which would have blocked us from leaving a review—another red flag. Please note: the property only accepts *cash*, so Booking.com couldn't assist us directly when this happened. Georgia was wonderful, but we strongly advise future travellers to consider other properties in Kutaisi for a more reliable and restful stay.

I had a wonderful experience! The host was very kind and helpful, always available whenever I needed anything. The environment was clean and comfortable, and it truly felt like home. Great value for money (nice healthy breakfast)– I would definitely recommend staying here!

The grapevine around the house

Though the room had a small private balcony attached, the door was kept locked and it was not accessible to the guest. It would make all the difference to make it special if a small chair and table was set up there.
