JOIVY wants you to have a fantastic stay, and we encourage you to see this property as a home away from home. There are, however, a few points we politely ask guests to note before their arrival and throughout their stay: Strictly no smoking, no parties, no pets. Dispose of rubbish appropriately. Keep the property clean and tidy. Washing up before check-out is kindly required, while stripping the beds would be appreciated but is by no means expected. Quiet hours are between 10 PM and 9 AM. So please keep the noise down and respect the neighbors in the building. Please remember to close all windows and doors when leaving. Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs. To ensure the safety of our current and future guests, we ask all guests to complete our online check-in form and to provide a valid form of identification. Due to the ongoing energy crisis, the following rules apply to all properties in Italy: Guests are obliged by Italian law to follow the rules regarding rubbish collection and recycling. The schedule is different for each city, and guests can find written instructions on the property. Guests are obliged by Italian law to provide identification and pay the city tax before check-in. JOIVY will not provide access if the online check-in form is not completed or the city tax is not paid. The condominium (central) heating will work on a schedule, as imposed by Italian law, and heating cannot be adjusted. The schedule will operate as follows: 6 AM to 9 AM, 12 PM to 2 PM, and 8 PM to 11 PM. The highest temperature allowed by Italian law for the residential sector is 19 degrees Celsius for all thermostats, both central and autonomous heating. Please do not use more than one appliance at once. Otherwise, you may experience power outages. If this happens, guests will need to reset the fuse box. Please note that if the type of check-in of the property you have booked is "Greeter", there will be extra Late Check-in Fees (note that late check-in has surcharges, payable via card/payment link before your arrival:) for check-in after 7 pm.This property does not accommodate bachelor(ette) or similar parties. The location.

I tried to contact via Booking, no response! I couldn't get A/C or TV to work. It was very warm, I asked for a fan. The refrigerator was not cooling. Not as pictured, quite dark especially the bathroom. The hot pot was cracked....and with one cup, not even a spoon hard to make a cuppa.

Localização.

Ar condicionado não funcionou, frigobar não gelava e o wifi nem aparecia para conectar. Tentei ajuda de suporte, mas não ajudou em nada, ficavam perguntando a mesma coisa várias vezes, mesmo eu tendo enviado até vídeo sobre o problema. Pedi novo quarto ou devolução do dinheiro, para que pudéssemos ir para outra acomodação e desconversavam, falando que nunca tinham tido problema naquele quarto. Ofereceram enviar alguém no dia seguinte, porém nem conferiram minha reserva que claramente era de apenas uma noite, o que não resolveria em nada. Ou seja, não recomendo.

The accomodation support actually tried to do their best in this situation, they were very polite, responsive and available both via phone calls and Booking.com messaging system. The Booking.com support, on the contrary, was hard to reach in this situation, I had to send them several messages to get a reply, but in the end the refund request was fulfilled only partially without providing any explanation.

The accommodation provided was uninhabitable (no electricity). The landlord provided another accommodation for one night, with check-out by 10 am (12.08.2025) and a promise to fix the electricity in the originally booked apartment. The next day the landlord was unable to fix the electricity and proposed to provide another appartment for only 1 night or a refund for the remaining 3 nights. We had to urgently find another accommodation (we actually were lucky to find something during august summer vacation period) and pay city tax again. In the end, we did not spend a day in the booked apartment and also faced significant inconveniences during our vacation. Today I received the refund, 335 instead of requested 555 euros. It looks very weird and disappointing. The refund is significantly less than 3/4 of the cost proposed by the landlord, that should be 416 euros. Considering that I had to urgently find another accomodation, which costed me 533 euros for 3 nights, the issue with initially booked accomodation costed me 753-555=198 euros. This is the "extra fee" I paid on top of all the inconvenience and wasted time running around Como city with luggage for two days instead of enjoying my vacation. In the ideal case, I expected to receive the refund for entire stay (555 euros) or at least for 3 remaining days (416 euros), but 335 euros is a very dissapointing compensation for such "experience", it clearly does not cover the expenses caused by the accomodation problem. Conclusion: unforeseen situations may happen everywhere, however, in case of a hotel booking, the problem could be simply solved by visiting and talking to the reception desk and asking the room change. For the next booking I would definitely consider hotel stay. I hope that the double-paid city tax will make a significant contribution to the well-being of the Como city.

Läget var perfekt

Sunkigt rum som borde ha kunnat fräschats upp med lite enkla medel som man tydligen inte brytt sig om. Rummet var ett dubbelrum med det fanns bara en stol på balkongen, en temugg etc. Wifi krånglade. Det var mycket lyhört. Den digitala incheckningen var omständig med uppgifter som måste skrivas in flera gånger. Välj ett annat boende!
