The property was private, comfortable, and convenient. The kids loved the pool, and the beds were exceptionally comfortable.

Early this morning, around 6:30 AM, the staff was using the blender in the common kitchen—right next to our bedroom—as they prepared breakfast for other guests. This should be addressed to avoid disturbance. It would have also been helpful to have extra toilet paper, as the one in the washroom was nearly finished when we checked-in.

If you are looking for a place to stop off after a flight, this is a solid option. The AC in the bedroom works well. The area is quiet, and the breakfast was big and excellent. It is directly next to the canal. The staff were very kind and helpful. For the price of the stay, we felt that the property was good value.

The property is not marked (no signage) from the outside, which made it challenging to find when we initially arrived. The beds and pillows were quite hard. It is quite a way away from the main stretch of Negombo where all the restaurants and the beach are, at least at 20-25 minute walk, and a 7-8 minute tuk tuk drive. Whilst the pool is a nice touch, clean and cool, it is small - so if you are expecting to be able to swim, you can't, but if you just want a dip to cool off, it is really nice.
