Very friendly, room clean, bed comfortable and easy access to the town. Breakfast was lovely plenty of choice. We would recommend this guesthouse.

Fiona is a lovely friendly host and the breakfast was great- superb selection of fruit etc, far better than in many well known hotel chains, and the local Westmoreland sausage is very tasty. Our room was spotless and had character - not some soul-less minimalist decor but reflecting the history of the building with modern requirements.

The steps up to the front door are quite steep - maybe a grab rail could be installed but it is in a conservation area so may not be allowed.

Warm, friendly welcome, to a spotlessly clean and very comfortable twin room. An excellent breakfast, especially the array of fresh fruit, and quality cooked food to follow. If we are in the area again, we will certainly return.

Fiona is a very friendly hostess, the guest house was very central for our stay in Appleby as other members of our family were holidaying locally. Our room and bathroom were spotlessy clean, and the bed was very comfortable. Fresh towels were provided on our third morning. The tea/coffee/hot chocolate/milk were renewed every day if required, as were the biscuits. A big shout out to our breakfast! The full English is huge! Also, we had a great selection of fresh fruit/yoghurts/cereals/fruit juice, toast, tea, and coffee. Fiona is very friendly and easy to talk to and asked if there was anything extra we would like to go with our full English breakfast, nothing was too much trouble for her in looking after her guests.
