This is a home, as the name of the place states, with two floors and couple of rooms in each floor. There is no food provided in this place (This is what was stated in booking also). However, there are places to eat within 5 to 10 minutes walk from the place. Looks like there was some confusion about by booking. I reached the place and called the owner to say that I am at the building. She stated in the beginning that I have my booking for the following day and not on that day. But, apparently she checked and then told me that I could use Room No.4, which is a family room and that is what I had booked. In my opinion, the noise from the school reported in several reviews, are not an issue. The noise starts after 0700 Hrs and lasted for about an hour or so. If you are an early riser, there is no issue. I do take a nap in the afternoon and I am a very light sleeper but did not have any school noise issue in the afternoon. there were a few things which was stated as being provided in the room (as per my booking receipt) was not available. Pls see below section.

Room: the unit has three separate spaces - one bedroom with two queen beds, one living room with a dining table, microwave oven, toaster, kettle, TV, refrigerator, wardrobe, sofa, small table and drinking water. And the third space is the toilet. Balcony: this is basically the access area to the room, with staircase to climb up to the upper floor (The room is on the ground floor) and not a balcony as such. Kitchen: Pls see above. There are some cups and saucers and glasses provided nothing else. Bidet: There was no bidet in the room I got. Washing machine: I did not see one in the room. I did not see anyone to whom I could ask if they had a washing machine in any other location what I could have used. Stovetop: was not there Cleaning: The toilet bowl was not cleaned properly and the soap tray mounted on the wall had soap bits remaining from the previous resident. Pls see photos there was no daily cleaning of the room done during my two nights stay. I did see a lady cleaning the outside areas but she never asked about cleaning my room.

we had our own space, front room, bedroom and bathroom , great air conditioning in the bedroom, lots of water supplied, and the beds are huge. my family of 5 have just checked out and enjoyed our stay very much. there is a microwave and a hot water pot available in the room and a big fridge . There was a cot available for our 1 year old , and the washing facilities were great. the owners mother was wonderful and she hung out and dried all of our clothes, folded them so beautifully and also got my baby boys clothes looking brand new again. She really was wonderful and I want to take her to England with me. absolutely recommend this place for families and we would defiantly stay here again if we return to Chiang mai

everything was great, I would recommend replacing the coffee table because the glass under the table is very broken and and sharp glass was dangerous for my baby

Location great, friendly and very helpful owner. Room a great size and very close to tea and coffee etc.

for us it was pretty perfect, it doesn’t have a kitchen but the kitchen is the owner can be used (it’s outside but with roof). easy access to market at South Gate, Sunday night bazar etc. also some bicycles can be used for free, that made it easier (no bikes for small children, but one extra seat on a bike)

Staff was very friendly and was located centrally. AC was good. No bed bugs!

Room was a little rundown. Sheets had a couple small stains on them. Floor was swelled in spots from water. Curtains didn't fully cover windows. Provided towels weren't absorbent as they were made from a fleece type material.
