The location and the price

The room was tiny, tired and pretty substandard

Understandable access to the room, fan was on which was appreciated, clean , good use of shower, tea tray well stocked, bed was class and comfortable. Definitely good on the price , 100% recommend, and I will be going back for another stay, hopefully a bit longer .

Clean and tidy. Close to amenities everything you need. A nice place in all.

A little small, including bathroom.

Nice & close to the seaside & shopping but tucked away so out of the hustle and bustle. Perfect position for walking anywhere. Tidy & clean. Comfy bed.

Location.

Room was tiny.

It was our first time staying in the property which we had a lovely time. The self check in process from start to finish was absolutely fabulous as the instructions that was provided via email and text were layed out very well alongside gaining access to the property/room. The room was very lovely which you had everything that you needed in the room alongside a lovely veiw overlooking the park garden. The location was perfect as you were in Brighton Town Centre within a 5 minute walk to town and the seafront which was great for us. Overall a fantastic property which we would highly recommend to anyone who wants to stay somewhere within a 5 minute walk to town and the seafront in a quiet area of Brighton. Dave & Leo

The only positive thing I can say about this hotel is its location. Unfortunately, everything else was disappointing. The hotel and rooms are extremely old, poorly maintained, and much worse than they appear in the photos. The pictures are highly misleading. The rooms are also very small and feel cramped. Our room was in poor condition. The floor was noticeably uneven and sloped. The door was damaged, crooked, and had an unbelievable gap of around 5 cm underneath it, allowing light, noise, and even views of the corridor from inside the room. Early one morning, maintenance work started right outside our room. Workers were sanding or grinding the wall next to the bed. Because of the large gap under the door, the noise came straight into the room and woke us up. Security was also a concern. The main entrance is supposedly protected by a code lock, but the locking mechanism was broken and the door would not actually lock. The shower was almost unusable. Hot water seemed to be heated on demand, the water pressure was extremely weak, and the water came out like a thin stream. My wife decided not to shower at all because of it. Apart from the location, this property is old, neglected, poorly maintained, and not accurately represented online. I would not stay here again and would not recommend it.
