The details about the property are economical with the truth. They do not state that the staircase to the 2 bedrooms in the house has very narrow treads which present a considerable risk when descending or that the staircase is probably inaccessible to the physically challenged. Indeed, I think the staircase would not satisfy current building regs. They do not state that the 3rd bedroom is in a converted building on the far side of the yard, without any water or toilet, so requiring occupants to cross the yard into the house in the middle of the night, if they need to visit the bathroom. The keys for this 3rd bedroom are not labelled, so we had difficulty locating it. The mattress on the double bed is far too soft. There is no provision to make coffee, other than instant. The doorways are very low. A knob on the electric hob is broken. We would not have booked, had we read the reviews beforehand.

The games room and hot tub were a massive hit with the teenagers. The property had everything you would need for the break. Beds in the main house were lovely and comfortable. The garden was beautiful and a lovely size. A huge parking area.

The stairs were too steep for me or my mum to attempt. When we booked there was nothing mentioning this and also that the third bedroom was outside with no toilet facilities attached.

Mattishall a lovely village, friendly locals, cafe verde excellent food The house was great value for money, hot tub was a nice bonus, hot and running when we arrived vs some other places that promise a hot tub then say 25 quid extra or it’s broken

If you are tall it’s not great, quite low beams, and staircase is very narrow and crampee

Loved the cosiness of the cottage. The hot tub was amazing and kids loved all of the games room activities. Great couple of days celebrating a 14th birthday!!

The stairs aren't for the faint hearted or big footed! The annexe was perfect for us but it would be good to mention that it's totally separate from main house (and you need to walk outside to toilet!)

Delightful cottage, very clean with everything you could possibly need Lovely long garden with games room and hot tub We were staying for a family wedding nearby so Mattishall with a pub, shop , fish and chip shop and cafe was just what we needed after our long journey

Only the scary staircase and our 6’3 son did forget about the low ceilings on a few occasions 😂

Literally something for everyone this boast has thought of everything to keep you entertained

The beds in the single bedroom were very uncomfortable to the point where I had to sleep downstairs on the second night Be mindful that next door is a rental property too and also allow dogs Our dog came into contact with another dog because the cottage share parking and yard etc so it was stressful letting our dog roam around outside

Garden space

height of rooms, height of lighting and height of door frames. Door frames were fixed on 1.75m height which caused head injuries few times. It supposed to be mentioned to avoid any problems

Lovely cosy cottage loved the tight staircase which brought it character excellent WI FI signal walk in shower was lovely outside it was very nice with the hot tub plenty of room for 2 people the grass was cut which was nice to see the owners look after the property very well had fun in the games room opposite hot tub with snooker which was fun

The only thing I found was the sofa was little uncomfortable but otherwise everything else was excellent
