Location great, cottage cozy and comfortable - wifi ok and lots of film options which was great. Towels large :-) We would definitely love to go back. All bedrooms/bathrooms good, so easy to allocate and everyone happy.

Fridge door does need mending.

Very quiet secluded location.Modern property and facilities we’ll equipped.Very roomy for the 5 of us and nice open plan layout which meant everyone included whilst preparing and eating meals.Big comfy sofa and seating for all.

Just beginning to show signs of age with cracks at ceiling level and a little wear and tear but that is being hyper critical.Wet weather could be better kept outside with better bigger door mats.

The keys were in a key box with instructions and codes sent via email. Convenient, simple, effective

Excellent location, property and facilities. My only little and petty gripe was the cleaning. I removed cobwebs from behind curtains, windows sills and corners. It didn’t detract from our stay but for the money I paid and the reputation of the accommodation I would expect a higher level of cleanliness

We liked that we could see photos of the property before we went as this gave a description of the house, nice hamper bag, the manual was available during our stay and that the house was comfortable to stay in and very well organised and decorated beautifully. We liked that one bedroom was on the ground floor with a bathroom next to it albeit small. The cottage has a great balcony and view of the woodland which is relaxing. The cottage is well equipped and sits within nice grounds but it is excessively hilly and inaccessible to wheelchair users and difficult for those who need any level of mobility assistance. Gradients on the pathways and grounds are very challenging for those who need a walking stick or a wheelchair but be advised the onsite pathway to Sandsend is inaccessible and too steep and undergoing site works) the property description includes this as a feature and should represent site access to this walking path accurately. We liked that thought had gone into having three bathrooms but none were accessible to those in wheelchairs or who cannot climb into a high bath like elderly or disabled. No shower separate which resulted in having to wash in the sink for one person but shower was advertised. The whole building pictured isn't the cottage you get as its 3 cottages together and not detached. parking is actually not at the small hotel carpark outside the hotel its a 5 minute walk beyond that for a fully able bodied person as there is a steep bank of steps. We had to unload luggage, go and park the car in a large carpark for the estate but leave the person with mobility issues at the cottage then walk backwards and forwards each time (15 min round trip) to return to cottage with car to then leave site or drive elsewhere onsite. Parking at the cottage was discouraged.

Any level of accessibility was an afterthought and wasn't described beforehand. The downstairs bathroom was floor to ceiling marble like shiny surface and when wet was excessively slippery and resulted in a fall. Door mats into the property had to be taken up front door and patio door as they just slid on the tiled floors and under foot became unsafe as thin and cheap. Although attention to making a nice interior had been a plus point corners have been cut very cheap 2 ply loo roll, filling Marks and Spencer hand wash bottles with watered down stuff that the fairy washing up bottle had also been filled on top of green fairy. The balcony boasts an umbrella that is broken. Back gates are held together with a stick not so good for smaller kids. The outdoor uplighters switch outside if used trips the electricity so tv, lamps etc inside go off and needs to be reset at the fuse box. If you use the washing machine as we did it fills the sink in the kitchen but the water is oily, foul smelling and black so we had to spend time scrubbing that after and not use the washer again, Sink leaking underneath but they knew as an ashtray there under it.. There were so many cobwebs on each light fitting and ceilings and we had a child who hates spiders, we had to use a sweeping brush to clear many spiders - it was the same in all bedrooms and the living room. So we liked the place but for the amount of things we had to deal with in a two night stay it was one thing after another and all could be resolved by cleaning above shoulder height (especially mirrors, bathroom glass, light fittings, ceilings and dusty decorative objects too). Buying decent toilet rolls, not watering down hand wash and fairy bottle. Replace mats, umbrella and back gate, put a light around that corner as can't see steps in dark, sort electrics as unstable as shouldn't be tripping, plumbing and maintenance improved as its health and safety.
