Lovely spacious property, the beds are very comfortable. Communication with the host was easy and very responsive Excellent imanagement information provided before arrival. A good location just outside Barmouth. Close to Llechwydd zip world.

We had a fabulous stay. The hosts were friendly and helpful. The property was beautiful and very comfortable. The location was amazing.

The bed on the mezzanine level couldn't be used due to a problem with the banister but the hosts provided a solution.

"Pleasant"

A lovely little holiday with the family, that was hindered by late arrival times, early leaving times, poor cleanliness, restrictions on seeing the scenery, and unnecessary terms and conditions. Whenever you rent a property that fits into the category of "cosy cottage", you are always in risky territory when it comes to cleanliness. Here at this property, there were more cobwebs than a 90s Halloween party. A feather duster is in order. But by far the worst offenders were the kitchen cutlery and plates. We washed everything several times over to remove the residue left by the previous occupiers. Absolutely not acceptable. We also wiped and cleaned toothpaste stains all over the sinks. There were dead woodlice everywhere, and the cupboards and draws were not usable. To put it bluntly, the place was cleaner when we left than when we arrived. I advise you not to look behind things where a casual clean (to say the least) wouldn't reach it. The space itself was lovely, and we enjoyed sitting around the fires in the evening. This is what you want to hit the mark when you are in a barn/cottage, and here, both lounges delivered. Very nice and very quaint. There were 2 free baskets of logs, which was nice, but I would recommend the owner offer an open supply for £200 a night. In my opinion, hospitality has gone backwards in this respect. Welcome hampers used to welcome their guests into a warm house. To the say that the reception was cold is an understatement. The property is cold. Not a problem if you have a steady supply of firewood and central heating preparing the property. But it is a problem if central heating is being conserved by the owner. The fridge had also only just been turned on, meaning that our wine took about 5 hours to chill. Warm welcome is the target. The grounds itself are beautiful, with the estuary being nearby to the property. I enjoyed listening to the sound of the birds during my time there.

The location was very good, away from the town which is what we prefer.

The decor & the fusty smell on entering the property. As though it had been shut up for months. Also the curtains & blinds need updating and replacing with something a little more sumptuous. And there were no instructions on how to use any of the 3 televisions as they were not the type of tv we have at home(too technical for us). And the cooker had not got any markings to see the temperature of the ovens or see which knob belongs to which burner. We had to learn as we went along.
