"A fabulous stay in an exceptional property."

We loved the size of the property and the numbers of toilets/bathrooms for such a large group! We loved the hot tub and the games room, every bed was comfortable and the kitchen was extremely well equipped for our stay. Having two lounges was a bonus for our large group and allowed the children a space to play board games etc. The communication from the manger was exceptional and we were made to feel very welcome at all stages of our booking. The local pub was a lovely walk away, we enjoyed Sunday lunch their and wold highly recommend. The area is peaceful and we didn't need to venture far as we were there to enjoy each others company and had come well prepared for that, however the house is in easy reach of supermarkets, towns and the coast if required! A bbq and a firepit were also features we made use of and appreciated. We would certainly not hesitate in coming back to this property and we give the whole experience the maximum marks on feedback!

The only suggestion we can make would be to have a supply of plastic drinking glasses!! We had children with us who naturally wanted to take drinks outside in the warm weather - as did the adults - but we couldn't find many non breakable glasses!! This is a minor suggestion and in no way a criticism.

"Large and well equipped. Some maintenance attention needed"

Large house with large, mainly lawned surrounds. Lots of pots, pans, crockery in the kitchen (more than enough for 12 people). Location was within easy reach of the coast but within the undulating, scenic Lincolnshire Wolds. Beds were comfortable and location was quiet. Despite what the listing details say there is rudimentary wifi (not in all parts of the house) and cots are available. There is a BBQ. Manager was friendly.

Hard to complain about having too much hot water but the water was dangerously hot. Some parts of the house need attention - the orangery has radiators to allow its use in the evening but the radiator valves had broken so it was permanently like a sauna. The hot tub was leaking but workman arrived to address this as we were leaving. At least one bedroom had an unsatisfactory amount of peeling wallpaper and mould. Examine the bedroom layout carefully as they are scattered around and you may need to plan allocations for families - for instance the triple room (bunks and single) is off the large lounge (upstairs) and far away from a toilet. https://www.lincolnshirelife.co.uk/lifestyle/charming-family-farmhouse-offers-ideal-rural-retreat/ suggests owners are attempting to sell the property and it appears that maintenance is being kept to a minimum.
