The swimming pool.

Good-sized heated pool, great tennis courts, lovely countryside setting with beautiful grounds you can walk round. Our room was modern and kitted out with a new fan cooker and plenty of cooking utensils, pots and pans. Close to Saxmundham and Leiston for supermarkets and shops. Close to the beaches and lots of great walks.

Tiny sink in tiny bathroom, shower door didn't close properly, no tea, coffee or sauces left (other properties managed by this company do provide this, so it's unclear what to bring), no clothes rail, kitchen tap dripped at night and needs fixing, no toilet roll holder! Quite late check-in and early check-out, so take note. Means that for 2 nights, you're only using the facilities for one day, so plan accordingly.

Quiet and rural setting. The buildings were very well maintained. Plenty of room to park.
