"Comfortable, clean, well equipped and well maintained with free off road parking on a quiet cul de sac with buses nearby"

It is very well equipped and looked after.

The location is typical of a Hamilton council estate, which does not make it bad, but don’t expect “glamour”. Just ordinary working people living here, going about their business, white van man etc. Basically the same environment as my wife and I grew up in.

Self Service, but kitchen comes with all the essentials, microwave, fridge, kettle. James also had kindly some essentials by way of tea/coffee/sugar etc,
