The location was very good and only a short walk to local shops and the beach

This was our second holiday in Rookery cottage, plenty of room for 3 generations to have their own space . Good location

Twin beds are still very uncomfortable, 2 years on, not enough mugs, side plates or drinking glasses. Outside table and chairs looking tied, bar b q, not useable

Location good. Easy off road parking.

House overall vert tird. Could be great if some tlc applied. Dripping tapin kitchen. Electric hob did not work. Dining room table dirty and very stick (would not eat of it). Dining room chairs in poor condition. Radiator hanging off in utility room. Lounge did dot appear to have been closed. Sette throws dirty. Arm chair broken arm. 1st floor onsuite toilet seat broken. Top floor bedroom blinds both broken.

Chipped crockery again. Too few side plates

Good to have a hoover but sadly when we used it it smelt a lot of dog which then left a smell in the house.

A lovely clean, bright, spacious property. Very well equipped for a holiday let. The host seemed to have included everything we might need. A clean well fitted out kitchen. Good Wi-Fi connection. Good off street parking. Local shops conveniently located nearby and good road access to local tourist attractions. Mundesley itself is a lovely little village with a beautiful sandy beach within easy walking distance from the property. Really enjoyed our stay and would highly recommend the property.

Maybe a few leaflets with ideas for days out as not everyone is able to search the internet confidently.

DO NOT BOOK THIS ACCOMODATION. Whilst the property itself has the potential to be lovely (and Mundesley is a great place to stay, having stayed there many times before), the accommodation is appallingly managed by the property company. On arrival to the property we found: No towels Dirty towels from other properties only in the washing room Frozen Chinese take away in the freezer A strong smell of cheese in the kitchen (this emanated from a cheese grater still full of cheese in the drawer). See pic. Television not functioning No functioning lightbulbs in several of the bedside lights. Knickers left in the upstairs chest of drawers. After staying the first night at the property we noted: Several broken chairs (see picture) which were dangerous. Bedsheet in upstairs bedroom didn’t fit and was for a smaller bed. The rep came and brought towels and bought a replacement sheet. She tried to fix the tv but said it needed new batteries. It didn’t but wasn’t set up at all. We managed to fix this ourselves and moved around lights to work around our needs. We paid a lot of money for this accommodation. When we spoke to the management company they agreed to repay one day of the holiday but only after three months when the review period for booking.com had gone. See email below: We spoke to Booking.com as we felt that having paid over £1500 for this, that this was unfair and, given the issues with the management of the property there was no guarantee that this would even be received and should be paid immediately. We had no support from Booking.com to get any recompense and are still waiting for a call from a manager! Would strongly advise against booking.com (looking online their customer service has a terrible reputation)- and against booking this property.

The house is very good and comfortable. Location is excellent.
