Property was in a great location, easy to access and simple check in/check out

When I booked this house it had great reviews and as the time got closer they seemed to be getting worse. I’d hoped the issues had either been fixed or that the reviews had been a bit harsh but unfortunately it was as bad as the other reviews read. The house is not secure (mentioned in previous reviews) meaning whoever stayed in the top room had a terrace door that wouldn’t lock (the door lead to other terraces). None of the bathroom doors shut let alone locked. The carpets and downstairs sofas were stained, floors left our socks really grubby. The grime/smell under the kitchen sink was repulsive. The ceilings were peeling. The walls and doors were badly scuffed. The “flashy as f***” sign was broken. There were bugs in the first bedroom which although the owners assured us it wasn’t bed bugs, bugs are bugs. This house is not as advertised. The whole place is clearly run down and needs a fair bit of work doing to it. It’s a real shame as the house has so much potential. We attempted to ask for a refund outside of booking.com after sending over all our pictures of complaints, the owner agreed a £500 refund (we paid over £2000) for our weekend stay, and are still yet to receive any refund. These issues have now been raised with booking.com. Until this place has been deep cleaned and freshened up I wouldn’t recommend it to anyone.

The only positive I can say is the location - you can’t fault the location of the house at all.

There were issues from the moment we arrived. Honestly I could list them forever. There were safety concerns with the flimsy locks, cracked glass on the back door, a glass window on the wall in the middle of the stairs, mould growing in the basement from a leak not sorted the week before (I saw on previous reviews), no fire exits or signage, silver fish in the kitchen, wet damage on the doors, leaks in the bathroom down stairs from poor tiling, mould in the bedrooms and bathroom, carpet peeling off (one of my pregnant guests actually tripped over it and almost fell down the stairs), no pat testing on any electrical (one of my guests felt a shock using cooking facilities) and wires hanging out the walls. Cleanliness was also a problem - a used condom was found behind the bed, a condom wrapper under another bed in the same room, stains on the bedding, stains on the sofas, dirt and dust under the beds, untreated mould in several rooms, brown toilet scrubbers that were once white, the fridges were broken and not cleaned with old food in them. If a property could be a catfish, this is it. The photos make it look stunning but in reality the white walls are covered in black scuffs, the black paint is chipped on the floors and bannisters, facilities advertised are also not there (no batteries in controls for the tv and no karaoke machine), the “penthouse” patio doors are rotting with the curtains having half the hooks missing. Honestly I’d run out of space listing everything. I’ve been in talks with booking.com about a full refund and they have been chasing the property for a response but have yet to hear back. I’ve also not heard from the property since I sent them photos of the used condom. I doubt I’ll hear anything back as they seem to be dodging everyone. If I could give anyone advice about this property it is DO NOT BOOK and DO NOT BE SUCKED IN BY THE PHOTOS. I’m not one to leave reviews at all but with the state the property was in I couldn’t not.

The property smelt a bit fusty and needs tidying up , we couldn’t find a manuel about property , property could do with tidying up , curtains was hanging of in the top bedroom where there was terrace

Location is great for all the Brighton sights. Nice roof terrace.

Firstly, there was a flood in the basement before we arrived. This couldn’t be helped, but rendered the bottom floor not useable and the smell was bad up in the kitchen. The description clearly advertised a karaoke machine. We had planned a group activity around it and when we got there it didn’t exist. Plus there were no batteries in any of the remotes. Finally, someone broke in to the property on the Saturday evening whilst we were in there. They kicked the back door in and ran through the property out of the front door. This meant 2 of us had to stay in because the property wasn’t secure. The agent couldn’t find a solution for us. We understood these things happen - but we paid over £2.4k for 2 nights and have had no response from the property owners since our request for compensation. Booking.com also poor in responding. Overall, you can do better.
