Lovely little apartment. Clean and comfortable.

Kitchen is missing some basics that would make cooking food far easier. Same with bathroom, some soap etc would be a nice gesture.

The location was ideal for the main purpose of our trip. The layout of the cottage was fantastic and exceeded our expectations. A fantastic base for us. The staff were excellent (handling an unfortunate payment hiccup not of our or their making with great professionalism and understanding).

I found the bed to be uncomfortable but this is quite common for me in holiday accomodation. There was no shaver power point in the bathroom and no socket for the wife’s hair dryer. We had a ground floor cottage and could hear every footstep of the guests above. Fortunately they did go to bed and got up at reasonable times. These things did not spoil our six day stay at the property and are observations more than outright complaints.

Found the property nice and clean, beds comfy etc. It could do with a freezer or at least a fridge with a freezer compartment to enjoy ice in my G&Ts etc. :) Local pubs all very friendly and most where dog friendly or had a dog area.

I thought there would have been an enclosed area for dog walking as my dog liked jumping in the dykes and always ended up soaked lol. Hot tub area could have done with a small fence across the edge to provide a little more privacy from the drive.

We love how quiet it is, beautiful place.

I absolutely loved this property. The decor and facilities were immaculate and a perfect combination of modern comforts and design without losing the rustic countryside charm of the property and surrounding buildings. Everything was spotless and so homely with the added luxury of the hot tub and sauna. And it’s only a 7 minute drive both to the rural RSPB Frampton Marsh reserve and local shops so it’s a brilliant location. The countryside views were beautiful and I could hear the gaggle of wintering Brent geese over on the reserve just from the parking area. The hosts were brilliant and very accommodating to us and also allow dogs here which is great - the basket with dog towels and a blanket were a lovely touch. I’ve been raving about this place and would 110% book this again if I’m returning to the area for work.

There was nothing I didn’t like! There was a great paddock opposite the property that we could take our dogs in but I don’t think they were allowed off the lead from the instructions. So a place for them to run free would be very useful but there’s nice walks in the area. This rule definitely wouldn’t stop me from staying here again though.

Location was quiet but within short driving distance of many places. The apartment was beautiful, clean and equipped with everything needed to have a nice break. We will definitely be booking again.

Completely as described and photographed. Large living area, Kitchen and dining area. Comfortable sofas. Quality finishes. Bath robes provided to use for the hot tub. Kitchen fully fitted. Clean and bright. TVs in Lounge and Bedroom with Netflix/freeview which was great. Hot tub was very welcome and a sauna to use although in the end we didn't use it. Shower room was massive, clean and beautiful. We sat out one morning and had brunch overlooking the countryside which was lovely. Communication with host was very good and they offered helpful information about the area and where to walk the dog. Field on site was for walking dog and bins provided. Geographically it was near to Boston, about 50 mins from Lincoln, Woodhall Spa and the Lincolnshire Wolds and 10 mins from a beautiful RSPB Frampton Marsh. There is an apartment above, and on this occasion there was no one in it, had there been it might have been a bit of a different experience with privacy for using the hot tub or eating outside if others were also doing the same.

The only feedback I have is that twin beds would be great as I was with my daughter and often travel with friends if I'm not with my husband and it would definitely increase options. The mattress was a little soft for my taste, but this is just personal.

Exceptional location and brilliant hot tub and sauna facilities. Cleaned to a very high standard. Large shower and comfortable lounge area. Very convenient to have dishwasher in the kitchen.

The double bed mattress could be firmer. It would be good to have a freezer as well for stays longer than a couple of days.
