Well-equipped, clean and in a quiet location. Clear, detailed instructions sent in a timely manner. Bigger in person than it looked in the photos. Pet-friendly.

A fourth person couldn't comfortably fit upstairs to sleep, so we ended up using the sofa bed as well (which was comfortable enough)
