"Exceptional"

Clean and nicely furnished with everything we needed. Garden was glorious with comfortable seating and lovely view. Large light lounge with plenty of sofa space and large TV. Good sized fridges to store plenty of drinks.

Property was perfect, what we didn’t like was the terrible directions to get from car park to house ! The house is NOT off Primrose Valley. The footpath alongside the station platform splits left and right (left seems the obvious direction but wrong!) then again into 3. A footpath map is definitely needed to stop guests arriving already grumpy.

"Lovely relaxing break"

Clean facilities, lovely garden, well kept.

Mattress needs replacing in main room. Shower in annex unusable, WiFi signal very poor.

"A great property once you have overcome the hurdles presented by poor access."

A short walk to a beautiful sandy beach which had toilets, and food outlets. Also a short walk into St Ives which avoided the need for taxis or parking. The cottage had great views of the sea and you were close enough to hear the waves on the shore. The garden had a seating area on the sea view side which was lovely and an outside dinning area next to the barbecue on the other side. The lounges upstairs also faced the sea which offered wonderful views of the beach and sea. The outside hot and cold shower was an excellent addition and a big help when returning from a sandy beach.

Access is "THE" big problem, not mentioned until we received arrival instructions, so a nasty surprise. The next paragraph is their arrival instructions to illustrate my point: "Please note that this is a very busy road. You should be able to park here for a short time to unload. Please look down to Porthminster Beach and use the pedestrian path to the right hand side of the St Ives Harbour Hotel. Primrose Cottage is about 200 yards on the right as you follow the steep path down towards Porthminster Beach. There is also twelve steps to reach this pedestrian path. You can stop here briefly to unload your car however please do not leave your car unattended". To access the property you have to pull onto the pavement across a double yellow line on a bend. Doing this on arrival and departure caused an obstruction to large vehicles leaving St Ives. You have to unload all your belongings onto the side of the road and then carry them down steep steps onto a narrow path for a walk to the property entrance. You can imagine the possible issues of leaving your belongings on the side of the road. In addition to the major issue associated with access, the property had not been cleaned or serviced properly. Consumables had not been replenished, but this was remedied upon request, but we did not expect to have to manage those servicing the property on behalf of the management company. Advertised as dog friendly, but the beach you are close to does not allow dogs between 10am and 6pm, so travel to other beaches is required, which for us was a real shame. Nice garden which is a bit neglected with overgrown borders and uncut lawn.

"Perfect holiday getaway. We will definitely be back!"

The location is just on the outskirts of downtown St. Ives, which meant it was quiet and calm but very easy to get into town! The property had great views of the ocean and had great communal spaces for us to hang out in together and even just sip coffee and admire the ocean!

It was a bit tricky to find when we arrived at night, also it would be great if there was an easier way to load/unload the car without having to park so far away. Also, for families, it would be great to make it clearer that one of the bedrooms is separate from the house. Our kids are older, so it wasn't an issue, but for anyone with young kids, they might feel uncomfortable having to stay in a separate area.
