Great location in quiet area. Clean and tidy with good selection of kitchen appliances and utensils. Bed very comfortable. Wi fi very good. Overall a really well kept villa. Would definitely return.

Beautiful, well-equipped, and spotlessly clean villa with lovely décor and plenty of space. The outdoor areas were amazing, with very comfortable furniture and lots of seating. Great location close to the marina and shops. Excellent service and communication from Manuel, the villa manager. We had a wonderful stay and highly recommend it.

The villa is on a quiet street, about 15 minute walk along a nice paved seafront path to Rubicon Marina, or in the other direction 10 minutes walk to the rocky Playa Colorades from where you can go sea kayaking. 10 minutes drive to Playa Mujeres (which we liked so much more than Playa Papagayo). Two good supermarkets at the end of the street, plus an Indian restaurant. Good smart TV (you need to use your own logins for eg Netflix). Well equipped kitchen including dishwasher, we cooked and also enjoyed the coffee machine. Very attentive and friendly host, who replied to whattsapp messages within moments and gave us a late check out. He inspired confidence. The villa beds were very comfortable, the two upstairs bathrooms were large, and there were lots of details supplied like beach towels and a beach umbrella. Nice outhouse for the laundry, we used it every day. The garden is pretty with plants, loads of seating, and a small pool. All in all it’s a pleasant place to hang out in a good location. I hear there were problems with mosquitoes in central Playa Blanca but we didn’t see any in this location or at the marina. For nearby food I recommend Lani’s Grill (including gluten free pizza and chips, and an excellent fish platter); Mumbai Masala for great curry; and Trattoria for Italian (with oddly slow service). For excursions I recommend snorkelling at Playa Mujeres (no need for a tour guide if you stay near shore); self-drive to Timafaya volcano; don’t miss the lava tubes Cueves de los Verdes; KayakLanzarote; LanzaFly paragliding, and the Salt flat tour.

There is no air conditioning, we knew that when we booked, but for this reason I would personally go elsewhere at the height of summer unless I was very used to hot countries (I’m British). Even in October we had to sleep with just sheets and put away the provided duvets, and also with windows open at night, to avoid sweating. There are two showers upstairs: one works instantly the other takes a long time to warm up. Occasional smell, perhaps drains. The villa is in a very quiet area, but it is close to other villas and shares a wall with one, so if you have a peaceful experience or not depends on who is staying nearby. We were disturbed a couple of times at night by neighbour noise, including what sounded like nighttime hammering and sanding work at the villa next door which was being renovated during our stay. The pool is small and unheated, it would be good for sitting in to cool off in summer, but it didn’t entertain my child as too small to swim, and a bit cold. If pool play is important too you, perhaps spend more money. For the price we thought this villa a good deal but next time I might spend more to get a detached villa with a larger pool and air con. I would definitely choose this location again as love the quiet and access to marina and the golden sands of Playa Mujeres. (There are a few nudists at Playa Mujeres which we thought hilarious but if this offends you maybe don’t go there.) Playa Colorades is basically grey rock, don’t expect much from it.

Superb villa that was extremely clean and comfortable.It had everything that we needed- a home from home. The outside space was wonderful. The walk to the marina was only 10 mins and the supermarket was just around the corner,which was a bonus.
