"Ideal for this 2 week stay. Great space, comfy bedding and a TV in each room."

next to the Arboretum for daily walks, short walk to supermarket, easy access for Ubers and other taxis, walking distance to lovely pubs

The self closing fire doors but realised that they are for mandatory fire regulations

"Grim."

2.0

The only decent thing about this house was that the beds were comfortable and the linen was clean.

If you like dirty disposable razors left on the patio, dead woodlice on the carpet, dirty stains on the walls and carpets, black grot around the bathroom and kitchen taps, dirty tissues under the bedside table, mold on the dish-rack, and not being able to access one of the ensuite bedrooms for your whole stay (it was locked on arrival) then this is the house for you! I had my 3 young children and elderly mother in law with me and was really, really disappointed with this house, it just felt grim. The owner clearly does not care about his guests and has not cleaned the house properly in a long time. I could see the main areas of the carpets had been hoovered, but whatever cleaning had been done was very light. The owner gave me excuse after excuse as to why he could not come and open the bedroom that was locked - I was told the 'cleaner' had locked it because a radiator was broken, but my feeling is they just did not want to bother doing the beds and have another room to 'clean', as there were technically enough beds in the other bedrooms for the 6 of us staying - even though we had paid for the house in full. The owner offered a refund of 20% (which for me was just the value of one bedroom not being accessible) but he refused to offer any additional refund for the unhygienic state of the house. Booking.com's service was also really poor when I contacted them - they said they never ask owners to pay more than a 20% refund, so this owner knew he only had to offer me 20% and no more. I will never book with this owner again (he owns a few places in Walsall) and I do not trust booking.com to look after me as a guest in terms of resolving a dispute so am very unlikely to book through their website again.
