Guests must sign the property T&C prior to check-in. When travelling with pets, please note that an extra charge of GBP 11 per pet, per night applies. Pets are accepted only with our prior approval and at our sole discretion. A pet fee applies and must be paid in accordance with the booking terms.Additional unregistered guests are not allowed at the property. This property offers self-check-in only. In order to complete the self-check-in process, guests are required to provide an ID before arrival. No parties, events, receptions or gatherings without our prior written permission. This includes hen/stag parties, wedding receptions, birthday celebrations, after-parties and similar group events. The property must not be used as a party or event venue, and only guests named on the booking may attend the property unless we have agreed otherwise in writing, permission for which will not be unreasonably withheld. No smoking inside the property or in any place where smoke may affect neighbouring properties. Please clear up your cigarette butts in the garden. Noise must be kept to a respectful level at all times. TV, radio, music, voices or other noise must not be audible outside the property. Parking is in designated spaces only. Children must be supervised at all times. As we operate a no-contact check-in, guests must complete our Pre-Arrival Form after booking and before access details are released. This includes providing the full names and nationalities of all guests aged 16 or over, as required under the Immigration (Hotel Records) Order 1972. The lead guest, who accepts responsibility for the booking and party, must also complete ID verification, which may include uploading a valid passport, photocard driving licence or national identity card. A preferred email address is required so we can send Guest Area access, property information, exact location details and check-in instructions. This platform acts as our booking agent/platform for this reservation. Your accommodation contract is with us as the property owner/operator, and the booking is subject to our Terms and Conditions. These are sent immediately after booking and must be read and accepted before arrival. Guests must comply with both this platform’s rules and our property terms during their stay. Permitted extra charges, including pet fees, optional extras and/or refundable damage deposits, may be collected separately after booking where applicable and where disclosed or permitted under this platform’s rules for software-connected hosts. REFUNDABLE DAMAGE DEPOSIT: We hold a refundable damage deposit in case of loss, damage or breach of the booking terms. Where applicable, this is disclosed during this platform’s booking process and collected securely through our Guest Area before arrival. It is refunded after check-out, provided the property is left in good order. DEPOSIT WAIVER OPTION: Where available, guests may choose an optional non-refundable Damage Waiver instead of paying the refundable damage deposit. Good location for us but very rural so no mobile signal and reliant on WiFi during our stay which was patchy, apparently for the first time. However the hosts were very responsive and tried their best to fix the problem The property is very well kitted out and lots of touches to make a comfortable stay like coffee, umbrella etc Also a washing machine and dishwasher very helpful. It was super cozy and I would definitely come back again.

The internet was a problem and due to no mobile signal this was a problem.I think it would be great if an oven and TV could be installed if internet an ongoing problem. Also, as an experienced host I believe paying a large deposit would put people off. I didn't like the fact you don't see this until after booking.

After paying the bill I received a message saying that the booking wouldn’t be honoured or refunded unless I agreed to a questionnaire. The link to the questionnaire didn’t work. When they sent it to me manually it was 10 pages and time consuming. I then had to agree to legal agreement, again several pages long, written in legalese. I pointed out to the owner that if I’d known that there was all this bureaucracy involved, I would have gone somewhere else. I asked if the booking could be cancelled. She refused. When I arrived at the property, I was sent a message telling me that there were surveillance cameras. The property itself was ok but has a condensation problem and there’s not much privacy. They phoned me the first evening and took a payment that they said was a security deposit and wouldn’t be charged unless there was damage after I left. It was charged immediately. A few weeks after I left, they contacted me because their payment system wasn’t working and asked if I could I make a manual payment, which I did. I can only assume that because the deposit and the payment were similar amounts they got confused. So, when I said that their systems were over complicated and weren’t working, I was right. It turns out that they most definitely do not work. Instead of taking that on board she got offended. Not recommended.
