"Great proximity to the beach, but......."

Proximity to the beach.

Not clean, no care over presentation, gave us the wrong access code, couldn't lock the bathroom door from inside or out, coffee was a hard stale brick, clock wasn't working and no replacement batteries available, one towel each for a two night stay, walkway to the beach is overgrown in places, no wifi. Marketed as Kiwiana bach but charges for upper range accommodation.
