The hosts are super-friendly and helpful. The house is fantastic. It is on a hill, overlooking a big olive garden, you could see a beautiful landscape. Rooms set-up is fantastic, with 3 bedrooms area separated by the doors from the living room area. It is very spacious, with plenty of space and 3 separate bathrooms (with toilets). There is nice terrace with barbeque and table/chairs, accessible from the living room area. The house has a nice, family feel. The location is also very convenient. We were surprised how close it actually is to Montepulciano, yet how distant / far-away it felt so we felt disconnected from the city-life (as we wanted). But that made a trip to a supermarket or Montepulciano historic centre just a 10 minute drive.

This property is a free-standing cottage on a rural property 2 Km from Montepulciano. The owners are a woman who speaks and understands English poorly and her husband who does not understand a word and immediately calls his wife if you approach him. Having travelled to Europe for years and having always kept Euros at home in the U.S. I was delighted to obtain a wallet large wide enough to fit the Euros properly. I did not notice that the new wallet had a replica 500 Euro note with a small black-letter label "SPECIMEN." They demand payment in cash and I inadvertently gave him the SPECIMEN note as part of the payment. He caught it and I was unable to explain the error as she was not around. Within 60 seconds he had payment in full with real Euros. As we departed the property I returned the keys to him and he pulls his cell phone with a Google translated message that if I gave him a bad review he would report me as having given him a fake 500 Euro note. I laughed, shook my head, and left. Now for the facts about the property. If you have a family of four, the 2-BR, 2 bath cottage would suit well at 120 Euro/night. There is a sitting room and a small kitchen. The view of the classic Tuscan countryside is wonderful. The location is convenient. We were there in October with 50-degree Farenheit nights and no heat...none. The sheets barely fit the "king" bed constructed out of two twins bound together. THe furniture might have been found in a 1960's thrift store with some drawer fronts that separated from the dresser.

The showers worked well but one had very poor drainage and the pan filled up rapidly with water. Kitchen water pressure ranged from a trickle to normal and every time I used it went from warm to ice cold to warm. There were 6 pots with 2 small matching lids and three frying pans, but only one with enough nonstick surface to be useful. I have rented rural accommodations many times in Italy and this was the first with no essentials in the kitchen...not even salt and pepper. Nothing. They provided about 100 ml olive oil with a note that it was a sample of their product and suggested you buy a liter. I even had to request dish soap. I also pointedly seek properties with washing machines. The washer was in another building and the woman was unable to provide enough instruction to keep me from dialing in a cycle that lasted 3-hr. We were unable to dry our clothes in the chilly cottage after the clothes had hung all day on the bed railings and ended up driving to a laundromat 2 Km away to use a dryer for 6.50 Euro. We would have been better off just using the laundromat for the wash. Those are the facts and I do not pass funny money. Caveat emptor.

The accommodation is surrounded but greenery, peace and silence. It has everything you need and the privacy of your own house. The owners are generous, kind and always available to help.

The apartment is clean, nicely located in an olive orchard and offers a nice view.

there were just 3 pots and two lids but none of the lids fitted any pot nor the frying pan. there were number of jars for water or juice but no kettle.

The owner is a kind man who welcomed us very well And the house has a high characteristic

The weather was very hot, the temperature was 38, and there was no air conditioning in the house. In addition, there were a lot of fleas, so we could not enjoy sitting outside from the fleas, and we could not sit inside the house because of the extreme heat and the abundance of fleas.

Amazing views. Very polite and welcoming host. Perfect location. Big house and bathrooms.

Beds were ok, although they could be more comfortable.

The property was BEAUTIFUL and a great place to stay with our large group. It’s clean and just about a 10 minute drive from town. Taxis are hard to get around this area so I would recommend renting a car. The host and property had everything we needed!
