I am writing to formally complain about the condition of Wren Cottage during our stay and to request a partial refund. I have attached photographic and video evidence in support of the issues outlined below. The most serious concern was the en-suite bathroom. When the bath was used, water leaked through the kitchen ceiling below. The bathroom also contained a split floorboard which dipped significantly when walked on and had to be avoided, creating a clear trip hazard. In addition, the basin surround was not securely affixed to the wall and there was evidence of damp around the bath area. The resulting water damage to the kitchen ceiling appeared extensive, with significant dampness suggesting the issue has existed for some time. Given the visible deterioration, I was concerned about the structural integrity of the ceiling and the potential health and safety risks posed by its condition. Further evidence of poor maintenance was present in the main bedroom, where the skirting board adjacent to the bathroom entrance was rotten and detached from the wall. The kitchen hot tap was also defective. The handle had been subject to what appeared to be a temporary repair using tape and detached immediately when touched, rendering it difficult to use safely. More generally, the property was not presented to an acceptable standard of cleanliness or maintenance. The kitchen required cleaning before use, including the crockery. Throughout the property there was a noticeable musty and damp smell. The carpets were stained and dirty, the windows and window frames were unclean, and the sofas and soft furnishings appeared tired and in need of professional cleaning or replacement. To provide a balanced assessment, I would note that the beds were very comfortable and the welcome pack, including breakfast items, milk and the fresh fruit and flowers, were appreciated. However, the overall condition of the property fell substantially below the standard represented in the listing.

"Adequate for the length of our stay"

Owner was very accommodating and explained where things were within the cottage. A generous food pack was given to us. Cottage was clean and a good location.

The flooring upstairs didn’t feel secure in places. The shower was tiny and uncomfortable for showering. There are things that do need replacing/updating. A metal support strut in main bedroom is a possible hazard especially when getting to bathroom at night. I was concerned I might trip over it as there wasn’t much room to get round it.

"Amazing quirky and quaint cottage"

Everything was lovely , the owners were lovely and on hand if you needed them .the cottage was quirky and so homely , the owners catered for every possibility ,even to having an umbrella hanging in the door in case it rained ..

There was nothing to dislike .. I did put in their comments book that I would have liked a lock on the gate for when the dog was in the courtyard but actually realised it had one as we were leaving
