Great place with off road parking. Lovely breakfast! Great for access to main route on A12 and surrounding area.

Amazing hostess, every bit as friendly as the other reviewers have indicated! Lovely breakfast and great location near the Suffolk Coast! It's a shame that we were only there for one night!

The communication with the proprietor Kirsty beforehand was great. The bedrooms were some of the best I have stayed in - exceptionally clean, fresh, modern and the whole property was lovely. Although I didn't have a full breakfast, other guests were and it looked amazing. I thought being situated on the A12 would have been noisy but it wasn't. Thank you Kirsty for your hospitatility, I will definitely be returning if you have availibility.

Great little b&b Hosts were great, helpful and accommodating to my late arrival. Room was clean, warm and perfect for what I needed. After a long day of travelling for work I had a good hot shower, hot drink and then in bed. Lots of great options for breakfast, which was available up until 10am (so no mad rush to get food first thing). Would definitely recommend

Third visit over 12months. It is so relaxing I feel like I've been away for a longer time. The bed is so lovely like sleeping on a cloud. The owner makes us feel so at home and the breakfast is wonderful.

The hotel was very cosy, it felt like you was at home with the dim lighting during the evening/night and the soft carpeting. Our room was lovely and the bed was massive. It was very cute having different themes for the room, me and my partner had a fox theme and my parents had a bee theme. The host was extremely friendly and sweet and made us feel welcomed from the start and helped us with any questioned we had The breakfast in the morning was excellent, the sausages were amazing. Was also lovely to have their fresh honey from their bees, the honey was sweet and so smooth. Overall the hotel and the company we had was outstanding. 100/10 recommend and will be going back.

Lovely B&B. Lovely welcome. Excellent breakfast with a great choice. Lovely homemade j and marmalade and local honey. Very comfortable rooms with good facilities
