The location was great - the garden was lovely there was a space to park safely. Nice clean Bedroom with en suite, all extra facilities yea / coffee / hairdryer etc and additional lounge room if you wanted to use it - brilliant B&B

Nothing it was great

A B&B with all the little touches. Although our double room wasn’t spacious, we had a lovely lounge that was for our own use. TV, fridge and choice of books and movies. The breakfast was as good even better than many Four star hotels. As importantly, Ian & Tracey were excellent hosts. Very warm and attentive to your needs without being intrusive. The location was excellent in that we walked to the beach and to town for our evening meal. We sat outside in the front garden in the late afternoon. Ian kindly helped with our luggage. Much appreciated.

The seagulls were a tad noisy but saw that they had chicks that were fledglings. Not a major disturbance as the windows are double glazed.

Immaculately clean, all the facilities you could need in your room, comfy bed and good shower. Off street parking tucked away behind the property which was good as I was on a motorcycle. The hosts were very friendly, welcoming and helpful. The breakfast was the best I have ever had in a b&b. If I return to the area I will definitely try to stay again.

I thought Ian and Tracey definitely went the extra mile. The breakfast was excellent very filling. I liked the fruit too. Also the location very near to the beach. Also the fact we had a fridge which was filled up with cold water. We also had a 4 chocolates in the fridge. Ian was very chatty and was extremely easy to talk to. The room was very cosy and modern. If I was to visit Exmouth again I would definitely stay in the Swallows.

Nothing everything was perfect.

I cannot remember staying at a B&B as good as this. Ian was on hand to supervise parking and carry our bags (a first for us). Our room was huge with room for a sofa and armchair. Fan and fridge with bottled water and fresh milk. Breakfast found us spoilt for choice, a quality cooked breakfast by Tracy or your choice of every fresh fruit possible, about 12 types of cereal, and the same choice of preserves.
