"Wonderful"

The hostess could not have been more welcoming and helpful. The Cockatrice was characterful and interesting place, being a former inn, and right by the River Yare. The rooms and beds were very comfortable with beautiful views. There was an excellent choice of breakfast which was delicious. There is a chain ferry a couple of hundred yards down the road which takes you to a traditional pub with good food. You can walk along the river bank into Reedham.

Some people may not like sharing a bathroom. However, this was not an issue for us as there were basins in the room, and there were no other guests apart from we three. Also, I feel that the price reflected this.

"Exceptional"

Peaceful, quiet, comfortable, good breakfasts and engaging hosts, very friendly atmosphere, brilliant views from the window, quaint architecture of a very old former pub with lots of nooks and crannies.. beautiful wildlife garden with rustling trees and hooting owls at night. Lovely hot shower at the end of the day. Sarah and Berend were very helpful and caring. Hope to come again and will recommend.

"Exceptional"

Lovely old 'character' property with great history. Superb views, private seating by the river to watch the boats go by. Amazing sunsets. Quiet location. Lovely garden set to attract wildlife. Good quality meals and extremely friendly hosts. Comfy beds, nice room and good wifi.

Having to come home. Could happily have stayed for longer.

"A great location for wildlife"

A great location for wildlife lovers. Literally with the river and marshes on the doorstep. Great location for walking The Wherryman's Way to Berney Arms or Great Yarmouth. Lovely unspoilt countryside. Good facilities in Reedham - pubs and deli. Very friendly hosts, with engaging conversations.

The herds of Wildebeest failed to show up 😂

"Nice view - but that's all."

Location was beautiful, and the river view from the bedroom was pretty.

Most everything else. We arrived very late, just before 11pm. There are signs where to park, but nothing else. We went round to the front door to be greeted by "guests go round the back" and when we followed the lady around, the next instruction was to "take off your shoes and leave them in the black tray". I imagine (as I've not been) it would be a similar welcome as a naughty child arriving at a children's home. It doesn't say in the details you are not allowed to wear shoes in the house. It would also help if the floors were clean and their dog wasn't walking over them. Bathroom, which is shared, was not very clean. There was, what might have been blood, it was hard to tell, on the sink, where it remained for the duration of our stay. We opted for a continental breakfast our first morning. Fruit and yoghurt, cereal, croissants, toast we were told on out arrival. We actually got the smallest portion of butter and jam I have ever seen, wholemeal bread - no choice offered, tiny teapot between two, tiny portion of yoghurt and had to 'remind' them of the croissants, which came back from being heated in the oven, but were cold. We went to McDonalds the following morning, where there was some choice. On our final day we met the man of the house, who's entire conversation was "are you paying by card?" which I did. It was a strange stay, every time we came in or out there was somebody 'hovering', possibly to make sure we naughty children left our shoes downstairs. It made it very uncomfortable. My wife and I have stayed in places sourced on Booking.com all over UK, Europe and Africa, for many, many years and I have never before found it necessary to give a bad review. Still, first time for everything I guess.

It was beautiful! It was historic and unique, full of charm and character.

Every time we wanted to go adventure we had to pay a fee for the ferry, but it wasn’t too expensive, just a surprise so people might want to be made aware.
