Breakfast was not included. The house was exceptionally clean, really comfortable facilities. I could make a tea / coffee in my room. The host was friendly, allowed me to leave my bike in the shed over night.

I would have preferred if the house was closer to the main street. I could not locate a taxi to pick me up so ended up cycling into town to get something to eat
