Location.comfortable.clean.

Not great food. Wouldn't eat there after the first time. Went to the pub down the road which was fab

Friendly welcome, nice warm room. Kingsand is a real treat. Great walks from the village.

The stairs leading up to our room need a thorough clean, and carpet replaced as it lets down the place. Two small chairs and or a bedside table would have been appreciated.

when i arrived Nicola was very welcoming and friendly had dinner at the pub which was really nice home cooked food breakfast was very good could not fault anything such good value for a guest.
