We absolutely loved the location and the peaceful atmosphere of the property, the breakfast was AMAZING and the warmth from the host was awesome however...

Upon booking, from the pictures it appears that the property is like a solo "granny flat with a private garden" with plenty of space and privacy ' however, upon arrival it was clear immediately it is a converted garage with a conservatory at the back with an attached door to the owners house , which is fine,however, it was not advertised as this ' the pictures were deceiving in terms of size, as the room is relatively small , the conservatory is a community one and the garden we could only use a corner of it as the family were constantly in it which is fine but why have a huge sales tactic in showing the the garden as one of the main selling points( via photos) but you can only use one percentage of it because otherwise you would feel uncomfortable being there , on several occasions myself and my partner came out of the room to find the owner(s) very close by which if I'm honest for the price you should be ' not felling like you're sleeping in a family member spare room' , look were not saying this is a bad place... it's far from it but right myself and my partner are in our new holiday rental just 5 hours later and it's 5 times the size of the room and complete privacy . We paid a 3 night fee whereas here for the same price we could of got 10 days instead of three, Kim is a lovely woman who has an awesome l9ve fir people and her b and b is beautiful but it genuinely feels like you're a lodger not a paying guest, despite paying quite the substantial amount, my partner has MS which she needs heat to have her dailyx2 medication however we was having to heat her up in the morning with the hairdryer because the radiator only come on for 4to 5 hours in the morning and to ask her you feel bad despite paying to have that option as her and her whole family live in the house just 6 feet adjoining' THE BREAKFAST WAS BEAUTIFUL BY TGE WAY X

Beds could have been a little more comfortable, the mattresses were a little on the soft side.

Location was brilliant for us, family member in hospital, which took us 10mins in car, lowestoft was so near, bout 10mins in car again, so near for everything, highly recommend.

Extremely well presented and very roomy for twin visitors. Separate linked conservatory gives a private breakfast room/TV lounge with garden access. All very tasteful. The landlady is helpful and pleasant but not over intrusive and just a doorbell away if you need anything

My sat nav took me to the next street and it was a little awkward to find. However I phoned the property and they guided me in without difficulty

Kim was the perfect host, she was very accommodating & was available for any questions/help we needed. Lovely property, very clean & great facilities incl your own separate area to lounge/have breakfast. Speaking of which, breakfast was amazing, really a great value stay
