morning breakfast was pretty much angry but its okay .

Location, location, location - 400mtrs to 1Km walk to many of the popular places around Anjuna beach. The roads are a bit rural, rustic and narrow, but we could walk to almost everywhere in *that* area. Definitely pick it because of the location. The breakfast was modest in terms of size but nicely done. The staff was helpful. Kevin, the front desk manager, was particularly nice.

Small property. Tiny pool, gym, and almost no other facilities. On the bright side, you'd want to get out, but if you were at the property, there was really nothing to do. We had paid extra and booked a suite, and it was fine, but I can't imagine how small the rooms must be. There is a taxi stand about 200m from the property, but it is a "racket" in terms of pricing. Goa Miles is a good online taxi service, but they are all 'scared' to pick youd up so close to the taxi stand.

Bed was comfortable, shower has great water pressure, a clothesline to dry your cloths, the food was good and comparable to the prices to some of the other restaurants nearby
