Twelve O'Clock - Luxury Villas

Location is easy accessible

We were 9 people, family and friends, and the house had plenty of room for us--5 bedrooms and 5 bathrooms. There was a private, small pool. Nice large living room for hanging out, reading, relaxing. Nice dining room table for gathering for meals and games. The kitchen was fine, stocked with pots and pans, silverware, and dishes.

Be aware that this house is outside of town and the roads there are terrible! Every taxi that came to pick us up got lost getting there, it is really in the jungle! We ended up renting scooters and ATVs to reach restaurants, groceries, the beach, everything. It rained frequently when we were there and the roads were muddy and extremely potholed. Plan to rent a good vehicle if you stay here. Do not stay in this house with young children. There are three stories and from the 2nd floor steps a child could easily step off and fall to the living room below, there is no railing. The house leaked. One member of our group had electronics charging at his bedside during the night and woke to find water dripping on them during a rainstorm. We put a pot under it to catch the rain. There were other leaks on the floors on the 3rd floor. While we had a private pool, there were no pool towels provided. We each received one towel for the duration and had to send messages 3 times to get more delivered.

The place was nice but getting in and out was not. Also for a family of 10 you would think there would be 2 parking spots but there was only one. No restaurant on site was also a low. No fresh towels daily or someone to freshen up the place. I would not stay here again.

The house was perfect for our families needs. We are very appreciative that the property was proactive before our travel on how to arrive because the location is not intuitive to get to (mud/dirt roads to get there). The House does not have water or anything when you arrive so be prepared to do a stop at the grocery store for a few basics ( coffee, water, tea, laundry soap, etc). But the kitchen is very clean and well situated with pots, pans, dishes, etc. The property is well kept and very beautiful to sit outside and enjoy the landscape.

My family and I stayed here and was really looking forward to it. Downside is, it’s far from Tulum shops and beach clubs/restaurants. The road around the property was run down and unpaved. The entire area around the property is unpaved as the area seems to have construction going on. My family and I did not feel entirely safe as the only locks were on the front outside door and the sliding door. Which means anyone could scale the wall to get past that initial door and see exactly what is going on inside. The villas are not a part of a gated community or surveilled. Once night falls the area feels very sketchy like someone can jump out of the bushes as you try to get inside. Another downside is- My villa was missing curtains in the upstairs bedroom and was missing a vanity mirror in the bathroom. There was also a bunch of single hairs in the bed once the covers were pulled back (letting me know the sheets were never washed between stays). The upstairs jacuzzi tub had old water around the outside of it because of poor drainage and seemed to be a breeding ground for mosquitoes. I expected a better experience as my family and I are avid travelers. The host was very nice and friendly and welcoming but unfortunately due to what I mentioned above I would not stay here again.

The property was beautiful, love the decor and look of the place. The staff were a message away if I needed something. They have their own taxi service and it wasnt far from everywhere we went. I would most definitely stay here again no questions asked.

When we arrived the power was out and it did go out again for a slight moment. But its alot of construction around, so that was the reason. Along with hot water would go in and out. Again, its the constitution around thats being built causing this issue.

We absolutely loved our stay! Our host was so hospitable and went out of his way to ensure we were happy. I would go back in a heart beat!
