Very nice owner, great breakfast - that's a plus, but I don't think the rating of 9.5 is adequate.

The dormitory has great photos, unfortunately in reality it is old, very cramped and has terrible mattresses. The price is not high, but for Vietnamese standards I have slept in better places that were cheaper. there is no sheet to screw on, only some kind of blanket and I'm afraid it is not the same after each guest....

- the bathrooms were modern and clean - fruit for breakfast - bunk bed have hangers, fan and plugs - location is very good - bikes available for rent

- pool could be cleaner

Excellent location close to the center of Tam Coc. The room was clean and spacious, the AC worked very well, the bed and pillows were very comfortable. The owner was friendly and very helpful. We knew that as a homestay, the property was not going to provide 4 or 5 star amenities, and we had no regrets. The property was good value for the cost.

We only had a couple of minor complaints: we would have liked a bath mat for the shower so we wouldn't have to track wet footprints after a shower. While the room was very spacious, there could have been a desk for us to use our tablet and laptop, so we had to use them while on the bed.

Great location but not too hectic because it fronts the water area on the other side of the street rather than another stack of buildings. Back entrance goes down a short alley to the Main Street though. Perfect location, really. Nice family vibe rather than party party, but still lots of young people to chat with. Very organised hosts with good communication.

The owner are really nice and helpful. Just next to the restaurants and bar. The pool is nice to relax

There is a carpet really not confortable just outside of the rooms, where we remove the shoes
