Haven Noir by CEFAS - Pool Table - City & Man Utd

Unfortunately, our stay in this property was a huge disappointment. The price absolutely does not reflect the standard – realistically, at least 50% of the cost is an overpayment. Below are the key reasons: 1. Insects in the house From the very first day, we noticed ants in the living room. The issue kept recurring throughout our stay. 2. Completely unusable kitchen The kitchen is practically unequipped – there are no basic items needed to prepare even a simple meal. 3. Dirt and lack of hygiene The house was clearly not cleaned. The bedding was not fresh, and we found hair on it. Towels were torn and worn out. 4. Misleading photos The photos in the listing appear to be very old (likely taken many years ago) and do not reflect the current condition. The property is extremely neglected. 5. Spider webs and more insects There were numerous spider webs, spiders, and again ants – clear evidence of poor maintenance. 6. Unsafe flooring at the entrance The floor at the entrance is unstable and creaks noticeably, giving the impression that it may not be safe to use. 7. Garden door in very poor condition The garden door barely holds together and looks like it could fall apart at any moment. 8. Windows in bad condition Most windows are very difficult to open, the handles are stiff, and the frames are cracked. Using them feels unsafe. 9. Unacceptable customer service After booking through Booking, we were required to submit personal data through an external website just to receive access details. This should not happen. Additionally: we received calls about technical visits (e.g. checking the boiler), which should have been completed before renting the property the next day, we were asked to accommodate a video recording visit and be present for it – completely unacceptable and intrusive 10. Lack of basic safety measures There were no smoke detectors in the property. There was a CO detector, but it was unclear if it worked (it was lying loose on the floor). We did not feel safe.

On the picture it looks ok but reality is paper is coming away from the walls which I think it's damp and plastic windows have been glossed coving up damp

If I’m being perfectly honest, the best part of the property was the fact it had 4 walls. I don’t really have much else to say about it.

Everything: It wasn’t clean. I was welcomed with a drug dealing incident outside the flat upon arrival between a youth on an e-scooter and balaclava and some chavs in a fiesta. Uncomfortable. Noisy neighbourhood at night. Towels were smelly. The washing machine and tumble drier were full so couldn’t be used. Dodgy electrics. You couldn’t open bathroom windows, and the bathroom just stunk of damp. No extraction within bathrooms, just wall mounted heaters from the 1990’s Soviet Union. Poor finish on all second fix of the property. Glossy, shiny floor panels throughout upstairs, what the heck is that about?! Poor, botch repair on the “pool table” with screws sticking out at eye-level for a child - SERIOUS HEALTH AND SAFETY! No channels on the TV, why?! H&S issues with the boiler! The pool table was hardly a pool table. No space to play pool. Shite, designer brand artwork to tack up how dated the property was. And to top it off, WE HAD A PARKING TICKET FOR PARKING AT THE FLAT!!!!! Also… IT DOES NOT LOOK LIKE THE PHOTOS! TO SUMMARISE: THIS IS A MEGA CAT FISH AND SAFETY ISSUE GALORE. AVOID! I TRIED COMMUNICATING WITH BOOKING MANAGEMENT COMPANY WHO HAVE IGNORED TO ADDRESS MY CONCERNS!!!

Great location for what we travelled for and hosts looked after us with great communication and friendly service! A pleasure to deal with and will more than likely be our go to spot as we travel to manchester quite frequently.

The size was good

Photos are very deceiving , the whole place could do with a fresh coat of paint as dirty marks all over walls and doors and a lot of botched work I.e in the bathrooms

The location was close to the centre and where I needed to be. It offered free parking, WiFi

It was dirty when we first came in, dust everywhere and grease in the kitchen. Had to call to get that sorted. The heating hadn’t been turned on so the first night was cold. The bins outside were full,hadn’t been emptied in a while. The fixtures and house is an old one that in my opinion requires remodelling. Altogether the reality doesn’t match the pictures.
