Please be sure each member of your group understands the rules below — especially about Driving, Noise, and Parking. (1) Driving: Please drive with EXTREME care on Riverbend Pkwy. ► CHILDREN play in the street. ► Visibility is limited around bends. ► -- Drive 20 mph or less. -- (2) Noise: This is an especially quiet neighborhood. Please help us be good neighbors. Outdoor sound must not disturb anyone who lives nearby. ► GAME-WATCHING: avoid loud cheering outside. If a game or gathering becomes energetic, move the group INSIDE (we have *six* indoor TVs) and close doors/windows. Go Dawgs! ► Keep the outdoors quiet at ALL times. After sundown, no sound should be audible beyond the neighbors' driveway. ► Be extra careful about noise when anyone is drinking outside. One out-of-control person is all it takes. ► Hot tub: voices carries—avoid hooting/shouting when getting in or out. ► No music, amplified sound, singing, or raised voices outdoors ► Outdoor TV volume must be 25 or lower. ► Because we care about our neighbors, we must enforce the noise rules above. Repeated or severe violations may result in the termination of your booking, without refund. (3) Volume is tracked by NoiseAware devices. ► They measure decibel levels only. ► They do not record conversations. (4) Parties, events, or unregistered guests require advance approval (through platform messaging). ► Each additional guest is $65/night if present between 10 pm and 6 am. The first four approved extra daytime-only (6 am to 10 pm) guests are free; other daytime-only guests are $20/day each. ► Unapproved extra guests or parties will result in immediate termination of your booking without refund. ► Exterior cameras monitor property entrances. (5) Parking: Parking is monitored by cameras. In accordance with city code: ► Parking is allowed ONLY on the paved driveway. ► Parking on grass, yard, or roadway (even just for a minute) is strictly prohibited. ► Maximum 8 vehicles total. Parking Violations: ► May result in cancelation of your stay without refund. ► Guests are responsible for all penalties or fines issued by the City, up to $1,000 per vehicle per day. (6) No trespassing on neighbors' property, including sloped areas and riverside areas. (7) Check-out is 10:00 am. ► 20-minute grace period. ► Late checkouts past 10:20 am incur a $150 fee per 10 minutes. (8) Responsibility of the Booking Guest: The individual who books the reservation (“the booking guest”) is responsible for ensuring that all members of their party and any visitors comply with these House Rules and any posted property rules (such as hot tub safety rules). ► The booking guest is financially responsible for any of the following, whether caused (directly or indirectly) by themselves or by anyone they allow on the property: – Damage to the property – Cleaning, smoking, pet, extra guest, and late checkout fees – Municipal fines, code citations, or penalties — even if the fine is issued to the host, property owner, or management company – Injury-related costs if caused by reckless, prohibited, or unsafe behavior – Any actual or reasonably foreseeable income loss — for example, if the property’s ability to be rented is suspended, restricted, or removed (such as listings being taken down or new city STR or HOA rules triggered) ► Taxes and platform service fees may apply to any charges. (9) Please report any issue during your stay promptly through the booking platform so we can help. ► If we or the booking platform reach out to you by phone or messaging, please respond promptly so we can address any issue. (10) Within 12 hours of booking, send us a quick message through platform messaging confirming you’ve read these rules. We’re glad you’re visiting Riverhaven! You're the reason we're here. Our goal is for your stay to be wonderful. PET RULES (if bringing pets) ► $25 per pet per day, subject to these minimums: - 1st pet: $125 minimum (may already be included at checkout; ask if unsure). - Extra pets: $100 minimum each. ► Fees double if not paid before arrival. Guest responsibilities: ► Any pet damages. ► Flea/tick removal costs if needed. Pet requirements: ► Not left alone (except in crate or kitchen bathroom). ► Must be quiet outdoors (bring inside if barking). ► Must be up to date on flea/tick treatment. ► Leashed or carried outdoors. ► Must not enter neighbor property ($200 fee). Keep covers on couches/chairs/beanbags. Clean pet messes with provided spray. No breeds restricted by law or pets with history of aggression.Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. A deposit may be required at the property.
