GBBreakfast was not included. We opted for it on the first day, and it was pretty good, but added to an already quite expensive stay, so we made use of our own well equipped kitchen in the cottage after that
Rather noisy being located in the pubs back yard (which was also where the main entrance door to the pub was located).
GBImmaculate, well located and have everything you need for a self catering stay with the added benefit of a cracking little pub on site
