There were some genuinely good aspects of our stay: The breakfast was excellent - juice, cereals, full American or Indonesian, Pastry’s, Toast, Jams, Fruit Platter, with plenty of choices. The staff were consistently helpful and did their absolute best to address issues as they came up. The pool was large and enjoyable, and the rooms themselves were spacious. The air conditioning worked very well. The indoor layout, with doors to close off different areas, made it easy to keep the heat and mosquitos out. The property was quiet and within easy walking distance to shops. Plenty of drinking water was provided, and the fridge was huge. When our booked taxi didn’t arrive, staff stepped in and helped organise transport.

Disappointing and Run‑Down Stay! Our stay was unfortunately below expectations. The place is quite run down and many basics were missing or not functioning. The “full kitchen” wasn’t functional — only two hot plates worked and the overhead light didn’t. No dishwashing liquid or tea towels were provided, just a roll of paper towel. Kitchen supplies were minimal: one frypan, no mugs, only tiny espresso‑sized cups. Sheets were not changed for 8 days, and some toiletries were only replaced when specifically requested. We had to ask for pool towels, fly spray, and there were no mosquito coils provided despite the location. The intercom was broken, which made communication difficult , we had to go to the gate to chat. Mostly communicated by done via Whats App. We had tepid shower water and finally complained. Staff attended promptly and the water heater was fixed. Overall, the property needs maintenance and better attention to basic guest needs. It lacks ambience, not much greenery, needs repainting, floors need re sanding etc. Most electrical did not function fully. Power points, lights all good.

We had an amazing stay at this villa! The place was spotless, beautifully designed, and felt like our own little paradise. The staff were incredibly friendly and always went above and beyond to make us feel comfortable. The private pool was perfect for relaxing, and the location made it easy to explore Seminyak and nearby areas. Would highly recommend to anyone visiting Bali – we’ll definitely be back!

+) strategic location - close from beach, close from restaurants, close from any activity +) very large capacity, suitable if you come with complete families.

-) not maintenance property, like sofas, bed, bathroom (cold or hot water not function properly) so the facilities like horrors building. -) too many bugs -) this property has tagline “smart villas” but any electronic function didn’t work

- Location was great on Seminyak. Very close to Ku de Ta and Oberoi properties as well as Seminyak square eateries. - Swimming pool was quite clean. - General facilities were fair, lot of higher end stuff like Bose speakers in living area and automated blinds etc. - The staff were trying to give the best level of service possible for them but they still needed a little more guidance on something more premium like this.

- Things were a little dilapidated generally speaking. While they had tried to maintain what remains, it felt aged and requiring a rehaul. - Since breakfast was included, we expected the cleaning staff to clear immediately after but we sometimes didn't have them coming immediately after and cleaning up. - We needed some things from time to time because of smaller kids but it would take a while to come.
