Luxe Farmhouse ~ Hot Tub + Pool ~ Great4Gatherings

We loved how large the house is and it can accommodate up to 16 people. We booked for 12 guests and it was just enough for each couple to share a King bed, while all the singles had their own queen bunk bed. The house was very clean and all bathroom amenities such as towels (including for the pool) and basic toilettes like shampoo, conditioner, and body wash were included as part of our stay. We had fun playing in the pool, hot tub, and billiards at the house, plus the extra large dining table was the perfect space to play 2 different board games at the same time. WiFi is fast and cellular coverage was excellent across all 3 major providers with 5G signal. The A/C is strong in most of the rooms and there are fans available in each room to make up some of the weaker rooms. The house is gated and has a separate door code, which gave us peace and security at night. There is an ample amount of parking for up to 6 cars and the house is located inwards from the outer gate. For people looking for a quiet location, this is a perfect location as it very rural and lacks any neighbor within close proximity compare to a suburban and urban setting. Furthermore, while the house is in a rural location, it is only 20-30 minutes away from UT and Downtown Austin, which made traveling for groceries and food very easy especially via SH-130, which is only a minute away. The host is very responsive and communicative, where we never had to wait no more than 15 minutes for an initial response. The host also offered additional amenities such as a private chef dinner, a photo session, and a picnic experience that some may enjoy. Our group did not participate in these offers, so we have no input on these experiences. Finally, all the photos shown on the listing matched with the actual house. If we were ever to have large 10+ group again in Austin, we would definitely book here again.

Overall, our stay was amazing; however there were some shortfalls that inevitably had our group to vote for a 9-star instead of a 10-star rating. That is to say, future guests may experience a 10-star rating as we have provided some feedback that will help the host provide a better experience. Our check-in was initially delayed as the previous guests left the house in an undesirable state, which required the cleaning crew more time to clean and repair the house for damages. However, the team was able to honor the 4pm check-in time again as they were able to complete the necessary cleaning and repairs before the original check-in time. Our next and major shortfall was with the pool. Again, the cause may have been from the previous guests, but the pool was a bit murky on our first night, which was a shame as we picked this house because of the included pool. The host did inform us at the time of check-in that they were already aware of the state of the pool and had scheduled a technician the following day to repair the filtration system. The technician did arrive the next day and was able to repair it, but we still had to wait until the evening hours for the pool to be completely clean and utilize it. Finally, there were some super minor (perhaps trivial) things that would have been nice to have as a heads-up at the time of check-in. We relayed these suggestions to our host and they have acknowledged these tips to be implemented for future guests.
