It was such a lovely property and very spacious. The facilities were great and me and my family really enjoyed our stay. Also the walks around the lakes were gorgeous especially with the warm weather.

The internet was down the whole time which was mainly an issue for the younger ones.

Yes, it may seem at first glance a tad expensive, but please don't think 'caravan site' when looking at this property, you get what you pay for. This is a high end holiday home tucked away at the top of an exclusive site, set in its own, very quiet, grassed area with a driveway for your vehicle. The space between each home is exceptional, and the site itself benefits from a very nice tea room should you need it. The hot tub will be set at 37C on your arrival, ready to use and the site manager arrived just after we did to explain all the facilities of the home. We had a very clear night, and stargazing from the hot tub was quite spectacular, as there isn't a lot of ambient light to spoil the view. Inside it is very well furnished with everything you will need for your stay. The french windows lead out on to a deck that catches the late afternoon and early evening sun. A welcome pack with all the basics were left in the kitchen area and you will be well served with crockery, glasses, cutlery etc. The photos on booking dot com actually do the property justice, and we were surprised at just how spacious number 38 is, bags of space to move around and not get in each others way. There is a farm shop just across the road if you need eggs, bread, meat, pies etc. All high end local produce from farms nearby. Garton itself is a tiny hamlet, just a few houses, and the nearest pub is the Stags Head, approximately 12 minutes drive away that has an eclectic menu, and is well supported by all the villages nearby. Many other pubs are within 15/20 minutes drive, all serve food, but be aware most are closed on Mondays after a hectic weekend. Hornsea sea front is 20 minutes away. We liked our stay, and will visit again for the peace and quiet that a luxury home like this gives. Perfect for a quiet, peaceful break. Did we mention the ducks? 38 comes with its own family of Mallards who lie lazily on your grass just outside the deck area. Glad we chose it.

The Internet. 38 is right on the edge of the development and connectivity can be patchy. We solved this by tethering with our mobiles with no problems.

"Lovely location, spacious and modern just needs some attention"

Lovely location hot tub was great. Spacious and modern

Kitchen utensils and cooking equipment need replacing quite dissapointed. Could do with some place mats and coasters to protect the lovely wood furniture. Patio door needs attention as it doesn’t fit properly and a draft comes through the top . no coat hangers in second bedroom and the mattress in second bedroom isn’t very comfortable as the springs are pushing through could do with changing or a mattress topper

"Very Good"

We arrived late in the evening but relieved great communication from the gentleman, via phone, when we checked in. He stayed on the phone to guide us to the lodge which was all lit up and lovely an toasty inside due to the heating being on. We were so surprised by how big and spacious it was due to the fact that we booked via booking and it doesn't show all the photos that are on the actual website. Beds were really comfy, hot tub was great and the layout of the lodge was perfect. It was lovely, quiet and remote which is what we wanted. The distance between the site and Hull was great, 20/30mins via car.

We didn't like the pot of cigarette ends left on the decking behind the door, which we found via the child trying to play with it. The sofa, was in need of a good clean (it has been well used) but in good condition. One large blind, for the living area infront of the decking doors was missing and it being right in the middle made it a little less private at night but overall, these are just little things to a great stay.

"Exceptional"

The lodge was amazing , maintained well and very clean. The site manager popped over to greet us on arrival and check we had everything we needed.

The only slight downside was lack of WiFi. When we contacted the site manager he explained the WiFi was hot or miss depending on how many people were using it and that they were working to get this sorted. We didn’t manage to connect to the WiFi at all during our stay.

Really clean, great location. Super peaceful.

Towels not automatically provided. Not clear on the booking that we needed to bring some. Made it tricky to use hot tub and have a shower until we got to the shops to buy some which was disappointing.

"Great place with a few fixable problems."

Great size and very comfortable.

The WiFi doesn’t work, when I messaged and asked they said to stand outside which is not practical for a two night stay. Towels NOT included but it doesn’t advertise on booking.com they are charged at a non refundable £4 each. We were then told by the team they would provide towels, they weren’t there when we arrived so had to call the site manager who only brought 2! We slept great the first night until we were awoken at 6am by the team cleaning the hot tub, banging around outside the master bedroom window. So lovely that it’s maintained but would be better at a more palatable time like the info book said between 0900-1100.

"Peaceful and relaxing luxury stay"

I took the kids for a few nights and we all really enjoyed it! The lodge is spacious and comfortable. The grounds are peaceful with wildlife (ducks and rabbits) visible around the park. The whole park is clean and flat so it was great for the kids bikes and scooters. A particular treat was the walk in wardrobe as well as the hot tub. Lovely place to stay with plenty beaches to choose from within a fifteen minute drive. I would stay again, the kids loved it.

The lodges could do with a peppermint treatment to deter spiders, this wasn’t too much of an issue as the park keeper kindly removed them after arrival.
