Easy access and clear instructions

Everything had been thought of to make our stay cosy and comfortable and clean and a very straightforward booking and easy access with a key safe. Parking, location and the lovely breakfast that had kindly been left for us made this a super stay. The utensil rack had fallen down when we arrived but it did not affect us in any way and we were so happy with the quality and value that I wish I had been able to put it back up as Im sure the host would have wanted it to be so.

Everything was brilliant. Sophie (the host) has thought and supplied everything. My family and I are planning to come back in the summer and make the most of the garden.

This house is a modern terraced property that the current owner/s have put on Booking,com. The location was good and the house overall was well presented, but only room for parking for one car, but more available on the street if room can be found, as this guest house is possible to accommodate 6 people could be an issue !! Just a side note here, the adjacent property is also in the process of being renovated for rental, private or like this one Booking.com, I don't know. There are several thing that need to be addressed and others that could be of benefit to future guests. Before we arrived at the property, I did talk with the owner as we were meeting friends there the next day, we booked the Thursday night and they booked the Friday night, we booked for 2 people and they booked for 4 people. I called the owner to explain that we were meeting up with friends and that there was no need for the cleaner to come in as we were there for the 2 nights. I asked about the "inclusive" breakfast, Sophie (owner) replied this was taken care of by the cleaner and I presumed that she would be coming in to do the breakfasts, my mistake as this was not the case, she only provides the foods is my understanding now. When we checked into the house (via a key safe) it looked to be clean and well presented. We could not find any information on the property, for example password for the internet etc. We had to call Sophie to get this information. There is an information booklet on the wall in the kitchen for the local village but nothing for the house.

The food for our breakfast half a loaf of bread (opened) the same for a pack of croissants. Fresh milk, 6 eggs, a pack of bacon and a couple of boxes of cereal. However on day 2, now being four people we had nothing for breakfast. I tried to call Sophie at 8.30 Friday morning and call was stopped after 2 rings. We later found out that the owner works full time as a teacher and she said that we had to text her, again, we were not aware/informed of this. Our fiends who arrived the next day found a hair in her bed and assumed the bedding had not been changed and proceeded to clean the bedding and remake afterwards. There are 3 bed rooms, the third having bunkbeds but was not possible to get into the room as the carpet stops the door from opening fully. The same for access to the understairs cupboard, if you need access to the hoover or a tripped circuit breaker !!!! There is a a small courtyard at the back with only 2 chairs for a possible 6 guests, also we were unable to operate the outside light. we are all smokers and therefore to comply with the owners request we all smoked outside. Therefore the light to be working would be good as would a rubbish bin. There was evidence that we were not the only ppl to smoke there !!! The patio doors that open to the garden has a broken catch at the top and we had trouble closing it. We did try to cook a meal one day, only to discover we had no salt/vinegar and had to go and borrow some from the neighbour. Sophie did call me after our friends had left poor feedback, I did try to explain about all these issues and that's when we found out she works full time and should have texted her. She told us not to book with them again, basically, we are banned !!!

Beautifully arranged furniture and setting, but the lack of a normal breakfast and Sophie's refusal to talk on the phone changed my mind, I slept on sheets used by other people. Unprofessional! The place is close to Birmingham by car about 20 minutes.

The breakfast was only for two from the previous day and there were four of us. In my opinion, it is unacceptable to put breakfast with an open package, the bread was an open envelope inside with only a few slices, the croissants were opened from an envelope with 8 pieces, inside there were 5. A box of eggs 10 pieces, inside there were only 6. This happens to me first time at an accommodation and not recommended! The dishwasher does not dissolve the washing capsule, the dishes were dirty after the program ended and I had to wash them to use for one night. The sheets in the twin room were not changed, I had to beat a white hair sheet to sleep one night! In the morning we called Sophie to ask about breakfast, but she hung up the phone. There was no salt for dinner, we asked the kind neighbors.

We were so comfortable in the place. Loved the place!!

Ni, everything was wonderful

Property was clean, very cosy, and had the most comfortable beds I've had on our Airbnb experience. I would advise visiting the SWAN at the bottom f the road for the breakfast buffet.... 500 yards away, and you won't be disappointed.

The location was perfect for us. The NEC was just around the corner. The house was exceptional, it was clean, tidy, cosy, comfortable, it was like a home away from home.
