Fox Woods + Spa &Sauna room&Firepit Near the lake

- newish very clean fridge (but ice did not work, and filter light was on so not sure if filter present) - stove, oven, microwave were clean & usable - coffee maker & free coffee selection (K pods) - smart TV - leather couch w/recliner & other comfy chairs - allowed late checkout (1pm) on request - driveway parking for 2+ cars (city does not allow street parking) - new sauna (did not use) - spa water looked okay (did not use) - tables, chairs & cushions in back yard were mostly clean - fire pit very easy to use

MAJOR - house does not have central A/C (only 1 portable unit incorrectly attached to window) - bunk bed frame (double/double) very thin/weak (not suitable for adults - one had to sleep on couch instead!) - disgusting floor (black mold?) in single shower (4 out of 5 adults shared the other shower) - disgusting dirty furnace filter (on ceiling in main hallway), dirty vents (in each room) & light switches - tiny ants in the kitchen (near sink, counter top, table), had to kill constantly, and rinse empty cans and take outside - (disappointing as we picked this place for A/C, bunk bed, and cleanliness) MEDIUM - front yard has many weeds, loose leaves, and water line going across walkway (tripping hazard) - front deck in poor condition (railing moves, 2 slats missing, one board rotted out, others sticking up, etc.) - no automatic lights when arriving in the dark, so had to use flashlight to get to front door etc. - light switch inside front door only controls outdoor light (have to walk into darkness, not safe) - digital thermostat difficult to use (touch the side w/no buttons?) and "cool" is just loud "fan" - window beside A/C unit does not open (either side) - found some trash and mess at fire pit (and empty bottles behind wall there) - dishwasher has ridiculous amount of hard water stains inside (but we used it) - one bench at main table has no support underneath, almost unusable for adults - front porch table & 2 chairs very weak (unsafe) & 1 had broken back MINOR - end of driveway is rough, needs repaved - bathrooms have no wash cloths (had 1 hand towel & 4 bath towels in each) - kitchen had no hand soap (had dish soap), no wash cloth (had 1 sponge), no drying towels (had 2 hand towels) or rack - TV sound bar has separate remote which turns on, but does not play sound from TV (optical input) - shower head (in the bathroom with window) is very corroded and leaking from the side etc.

Great location. Beds were very comfortable. Backyard hot tub, firepit, and sauna were fantastic as the evening cooled off! Overall a comfortable stay and near ideal location.

Missing a few items like washcloths/facecloths (only found 1 in entire house) and sugar or sweetener for coffee, but nothing major.
