An excellent stay and a smart find for Kyoto. The apartment itself is genuinely spacious by Kyoto standards — a real 50 m² with a separate bedroom, a comfortable living/dining area, full kitchenette with stove and fridge, a separate bathroom with both a deep soaking tub and a shower, and a free shared washing machine on site. Everything is brand new, immaculate, and thoughtfully equipped. Soundproofing on room 301 was outstanding — we never heard a thing despite being in central Kyoto. The location is the real ace. Okazaki / Sakyō is one of the smartest neighbourhoods to base yourself in Kyoto: quiet and atmospheric, completely free of the Kiyomizu tourist crush, yet everything is on your doorstep. Heian Shrine, Okazaki Park, the Kyoto Museum of Art and the Suirokaku aqueduct are all a few minutes' walk; Nanzen-ji, the Philosopher's Path, Gion and Pontocho are 10–15 minutes on foot; the Kamogawa river is just down the street. Crucially, Higashiyama subway station (Tozai line) is six minutes away and Sanjo-Keihan ten minutes — meaning you are completely free of Kyoto's notoriously confusing bus system. Fushimi Inari is a 12-minute direct ride on the Keihan line, and Kyoto Station / Nara are an easy single connection. Hard to imagine a better balance of calm and access. The hosts operate a self check-in model with no on-site staff, but the remote customer support team (WhatsApp, available 24/7) was outstanding throughout — friendly, fast, multilingual, and genuinely helpful. When the check-in tablet had a brief glitch on arrival, they responded within two minutes, told us to skip it and head straight to the room, and confirmed everything was in order. Communication before, during and after the stay was a model of clarity.

Nothing of substance. Worth knowing rather than complaining about: because the property is self check-in with no staff on site, parcel deliveries cannot be received for you (we used a nearby FamilyMart pickup with zero hassle). Anyone comfortable with self check-in will love this place.

De manier van inchecken: alles was heel duidelijk via een ipad, er kwam geen persoon aan te pas. De kamer was ook heel comfortabel met goede bedden.

Er is een lift naar boven, maar de trap naar beneden loopt dood, er is dus geen vluchtroute naar buiten bij brand. De koelkast mag vast gezet worden, valt telkens van zijn ophoging. De kraan in de badkamer zit los.

Great, quiet location, comfy beds, decent little kitchen and fridge. Best to think of this as an Airbnb more than a hotel, and for that purpose it works very well.

Ran into a little trouble checking in with the tablet in the lobby, but it wasn't a big deal.
