very good location, only 2mins drive to the lake Karersee. Comfortable room with small kitchen. breakfast is fresh made. we can park just in front of the door.

The view from the balcony, the kindness of the staff, the beautiful suroundings, the nice Thaï restaurant and view from it. As well as the good breakfast (eggs, croissant, yogourt with müesli and fresh fruits, ham &cheese) All these balanced the 'drawbacks'. We paid ~156€ for the room with balcony which we think was quite correct (wouldn't pay more)

The mattress, most of the furniture is really old/used, you can hear the neighbors.
