Knoll View Ranch - Group Hot Tub

We had a pleasant stay overall, but I wouldn’t quite describe this property as “luxury” in its current state. There are definitely some strong points, but also several issues that made it hard to give a full 5/5. If the cons were addressed, this would easily be a top-tier Airbnb. Right now, I’d rate a 3.5/5. Pros: Great location and very clean throughout. Spacious with big rooms and a lovely garden, which was perfect for the dogs. Complimentary tea and coffee was a nice touch. The hot tub was enjoyable. The cleaning lady was wonderful—super friendly, very helpful, and gave us great local tips.

Cons: The cooker top didn’t work, so we had to make do with substitutes. Front gate could do with the mesh going higher up to stop little ones climbing through. The mattresses were uncomfortable, and the bedding (duvets and pillows) felt cheap, which made for poor sleep. On day one, 5 of our 8 guests could only have cold showers. Wich isn’t ideal considering it’s a house for up-to 12 guests. The table tennis setup was disappointing (loose plastic bats and no net). Internet was extremely poor, which made it hard to use even for basic browsing. Towels were very small and not really fit for purpose. Cleaning supplies were advertised but not provided. The step from the bedrooms to the main house is hard to see, especially at night, and two of our guests tripped multiple times. This property has the potential to be fantastic, but right now it doesn’t live up to its “luxury” label. With some improvements to comfort and amenities, it would be a 10/10 stay.

Facilities were great! We were a group of adults with kids and the place was perfect for us. Weather wasn’t great so we ended up spending a lot of time in the house but the fact that the place is very spacious and has a range of games meant we still had a great time.

The kitchen and some of the rooms were very warm but one of the bedrooms didn’t have any heating, which wasn’t ideal for the people that stayed there. The place was generally very clean but the kitchen/dining area floor could’ve benefited from mopping.

Spacious. Clean. Good communication with host.

WiFi could be stronger. But it's hard to criticise we had a lovely stay.
