Why we left early: Parking This was non-existent. Zone MG was a joke. There were spaces during the day, when we were out touring the area. However, in the evening and overnight, there were no spaces anywhere in zone MG. This was why we left early because we had to park against the wall behind the building. Not West Ct. but the building behind. This had no – No Parking sign. We, however had a find imposed for £100, (£60 if paid quickly). We feared that our holiday would quickly double in price. Thought: The shop next door has a large car park which is usually empty. This is especially after the shop closes. May be, you could negotiate overnight parking. Admin The e mails were very confusing. Why?: 1/ lesser important information repeated in each e mail. The last e mail was not too bad. 2/ earlier e mails were too wordy to follow. 3/ the whole identification process could have been made much clearer. As I had already booked through Booking.com, I thought I was already identified. However, from my reading of the request, it seamed to me that all that was needed was a picture LIKE one on a passport or driving licence, hence, the picture I sent. 4/ Sending that e mail on the morning of departure was not good as I had packed all the items I needed to complete your request. Suggest: In your first booking e mail, use the hatched block with a heading of “needed for completion”, all the whole identification process. P.S. It was the identification process which went through even more demands that yours, that I rejected Airb&b. I went through less with the RN. Quality of Place Mostly adequate. However, the immediate exterior more than just rundown, it was horrible. The interior was ok; however, the loo seat was poor and broken. Also, it was cold and the heating would not come on.

The bed in the single room collapsed, but was replaced the same day. The shower holder broke when I tried to put the shower head in place.

GBLocation of the property and parking facilities around it makes it a highly suitable property. Notably, it was a ground-floor apartment. Otherwise, I would not have preferred going up and down the stairs. The master bedroom was good and the tv and dining facilities are really good. Kitchen is decent and serves the purpose.
The flush in the wc toilet needs attention. It's controlled to flush very little water out, and it's not ideal for a 5 member family Yellow couch in the living room is in very poor condition. The looks don't match the picture. Lots of stain marks and the couch sinks in as you sit. Single bed needs replacing and can't lie down due to the age and usage of it. Invest in fresh bath towels, please.

RO1. Location was very good. Relatively close to Fratton station, walking distancee from the beach, supermarket across the street. 2. Amenities were quite decent, there was plenty of crockery for a large group. Obviously, there was some thinking going into that. Much appreciated.
1. The state of disrepair of some stuff: entrance door was not closing tightly, window in the large bedroom could not be opened (which in hot July weather was absolutely nightmarish), toilet rim was not fitting properly 😒 2. The automated messages repeating ad nauseam what we could and could not do on site. At the opposite end was the message essentially saying: "we’re gone for the weekend. If you’ll need something, drop us an email, and if you’re lucky, we’ll read it before you checked out". As we checked in on Friday afternoon, and out on Sunday, that was not reassuring at all. 3. The price. We are fully aware of the shortage of accommodation in the Goodwood events periods. However, cashing the price of a Sheraton suite, for the 50+ sqm flat just because of that shortage, is not particularly justified. 4. The stains on the yellow sofa in the reception. Horrible. The sofa itself is very nice. But either you give it a proper cleanup+anti-stain treatment, or replace it with a neutral-coloured one (just as you did with the towels and bedsheets). Or just find a fitting cover that can be cleaned as and when needed?
GBLocation was great. 10 minutes walk to the water front and local park and 5 mins into town. Plenty of places to eat and explore local independent shops. Plenty of things going on in the area too. The local people extremely friendly:-)
Property extremely tired and could do with an update, not really offering value for money. WiFi poor, could only pick up signal in 2 rooms. If/when completely renovated and cleaned up, I would happily stay again.
